Rising as one of the three towers at 1105 West Peachtree, the $530 million mixed-use development under construction in Midtown Atlanta, 40 West 12th celebrates its topping out and the opening of its presentation gallery this month. These latest milestones for the 64-home condo tower come on the heels of a partnership agreement between Selig Development and Rockefeller Group to develop the residential community. Engel & Völkers Atlanta is the exclusive sales and marketing company representing the development.

With momentum brewing in anticipation of the forthcoming completion, Engel & Völkers Atlanta recently contracted four homes over the span of one week, directly preceding the grand opening of the presentation gallery, which is set for Friday, October 16.

“As Midtown’s population surges, 40 West 12th is a differentiated residential offering for the fast-growing affluent buyer segment,” said Christa Huffstickler, Founder & CEO of Engel & Völkers Atlanta. “We are excited to celebrate this momentous topping out milestone, particularly as 40 West 12th is one of the few luxury condominium ventures coming to fruition in the area. Buyer interest in living at 40 West 12th is high, and we expect inquiries to soar even further with the opening of the presentation gallery.”

Modeled with the design aesthetics of the residences in mind, the presentation gallery features interiors by architecture firm RJTR, which also designed the exterior and interiors of the residences and condominium as a whole. In the gallery, prospective buyers will be able to preview an array of thoughtfully selected finish collections, Hans Grohe fixtures, Wolf and Sub-Zero appliances, Kohler and Victoria + Albert tubs and sinks, and Porcelanosa hardwood flooring and quartz countertops. Susie Proffitt, prominently known from her years hosting on Atlanta’s Best New Homes TV, will be the onsite advisor for the property. Operating hours for the presentation gallery are Monday through Sunday from 12 p.m. - 5 p.m. and by appointment beginning Friday, October 16.

Priced from the $800s to $2+ million, the generous floor plans at 40 West 12th are hallmarks of sophistication, featuring an architecturally stunning design scheme and state-of-the-art elements. Each residence is equipped with towering ceiling heights, which range from 12 to 14 feet tall, floor-to-ceiling windows with stunning views of the Midtown cityscape, dual-sided fireplaces opening to expansive balconies and well-appointed kitchens and bathrooms that rival the finest hotels. Residents have a choice of three unique finish schemes to best suit their lifestyle.

Located along 12th street in Midtown, 40 West 12th is joining two other vertical components at 1105 West Peachtree — a 31-story trophy office tower encompassing 675,000-square-feet of workspace and the 178-key Autograph Collection Epicurean Hotel, the first of its kind in Georgia. All three towers will join at a highly programmed, amenity-rich central gathering point on the 9th floor called the Sky Plaza, which is one acre of green space accessible to all residents of 40 West 12th. This amenity deck features a resident-only all-season pool, directly open to the outdoors via retractable glass walls, a resident living room that includes a full kitchen and bar area that lead to a private outdoor terrace, and a cutting-edge fitness center. With enviable open-air views of Midtown’s skyline, the Sky Plaza also features hubs of small outdoor gathering areas, a central green space and an outdoor restaurant and bar, as well as direct access to Epicurean Atlanta’s resort style pool and poolside restaurant and bar.

“Historically, there has been a stark lack of premium residential product in Midtown, which is seeing steady population growth in the district’s core,” said Sam Morgan, Director of Sales at Engel & Völkers Atlanta. “40 West 12th fills that void, offering an unmatched luxury lifestyle that incoming buyers are seeking, and our frequent virtual showings signal that anticipation is mounting. As homeowner’s yearn for both onsite and neighborhood amenities coupled with expansive outdoor space, the superior access to the outdoors afforded to owners at 40 West 12th further sets these private residences apart.”

Beyond 1105 West Peachtree, residents at 40 West 12th are treated to an abundance of local offerings, including Whole Foods’ Midtown flagship on 14th street and many of Atlanta’s most prominent restaurant and entertainment options. Close to the Arts Center and Midtown MARTA stations and featuring a 90-walk score, 40 West 12th offers a range of commuting options. The condo tower is near Midtown’s thriving cultural scene, with highlights including the High Museum of Art and the Woodruff Arts Center. The future Midtown Art Walk being developed by Midtown Alliance is also at the tower’s doorstep.
