Brasfield & Gorrie recently completed construction of Sixty 11th, the fourth phase of 12th and Midtown, a master-planned, mixed-use development led by Daniel Corporation and Selig Enterprises. The new apartment tower is located on the corner of 11th Street and Crescent Avenue, adjacent to its sister property, 77 12th Street, which Brasfield & Gorrie completed in September 2013.
Owned by the joint venture of Daniel/Selig/MetLife and managed by Daniel Corporation, the 20-story high-rise was designed by Rule Joy Trammel + Rubio. The structure features 320 apartment units, a five-level parking deck, a 28,000 sq ft elevated amenity and pool deck and 17,000 sq ft of ground-level retail space. The retail and parking levels of the building feature a brick and stone façade, while the upper levels of the apartments are framed by a silver-tinted window wall. The project is seeking LEED certification.
Brasfield & Gorrie self-performed the cast-in-place concrete structure, using a six-day pour-and-set cycle to complete each successive floor. By managing the efficiency and quality of the concrete work with its own forces, the construction team was able to turn over 14 of 20 floors including nine levels of residential units, prior to the final completion date, for early occupancy.
Constructed on a curb-to-curb site, the project required extensive collaboration with local businesses, residents, and city officials to ensure that the project could progress expeditiously while helping the neighborhood to thrive.
“Building on such a tight site is always exciting, because it allows us to implement some of our more creative solutions, such as crane placement and material coordination, while showing our respect for the neighborhood,” said Brasfield & Gorrie Senior Project Manager David Reed. “Working in this bustling part of Midtown means we’re partnering with our fellow Atlantans on a daily basis to add to our city’s appeal without inhibiting the area’s allure or ability to function well during the construction process.”
Sixty 11th is the second multifamily project Brasfield & Gorrie has completed in Atlanta this year. Currently, the firm is constructing four other multifamily projects in Atlanta, adding to its résumé a total of 3,908 multifamily units and a portfolio of more than $1 billion in the city.
