Lincoln Property Company Southeast announced the completion of the first wave of renovations at Circa 730 in Midtown Atlanta, including five spec suites and new collaborative spaces. The Class-A office building, located in Midtown’s “Techtangle” near Georgia Tech’s Technology Square, is leased by Lincoln’s Michael Howell, Hunter Henritze, Caroline Fisher and Matt Fergus.
Circa 730 is a dynamic, workday-to-night office environment that revolves around the life and workstyles of Atlanta’s Midtown Techtangle. The recently repositioned building has undergone multimillion-dollar renovations. Upgrades on the first floor include an enhanced lobby with a new fitness center, showers and lockers; conference center; grab and go food options; and bike storage. In addition, five new, high-end spec suites featuring an exclusive “social hub” were designed to deliver a better workday.
“Renovations at Circa 730 reflect the ongoing shift towards creating work environments that encourage collaboration and work-life blend. The upgraded common area in Circa 730’s third-floor social hub provides tenants with an opportunity to step away from their desks to connect and recharge, creating a community-driven environment where tenants can thrive,” said Lincoln’s Howell.
Four of the five third-floor spec suites have been leased, with two recent deals signed by Concurrent Technologies Corporation and Shiji Group. Concurrent Technologies Corporation, an independent, nonprofit, applied scientific research and development professional services organization, leased a 2,270-square-foot suite at the building. Todd Edstrom of JLL represented the tenant. Shiji Group, a technology company that provides software solutions and services for the hospitality, food service, retail and entertainment industries, leased a 7,618-square-foot suite at the building. Trey Dove of Cushman & Wakefield represented the tenant. The remaining spec suites offers 5,439 square feet of space.
“As more companies seek flexible-term spaces, the demand for spec suites is strong,” Howell continued. “Spec suites provide a level of flexibility for both tenants and landlords, and more companies are taking advantage of this turnkey solution. Move-in ready spec suites in buildings like Circa 730 provide the flexibility, common areas and amenities many growing companies are accustomed to, while also meeting their need for private office space.”
Formerly named 730 Midtown, Circa 730 has also added an inviting patio and bar-restaurant offering, sculptural suspension swings on the Circa 730 Porch, an interactive light-art installation and the city’s first interactive pixel wall to its amenity lineup.
“Today’s office amenities are taking on more features than what we’ve seen in the past, with more leisure opportunities, dining options and collaborative spaces to spark creativity and innovation,” said Lincoln’s Henritze. “Today’s employees demand flexibility and inspiration from their work environments. Circa 730 meets those needs, pushing tenants to the next level of productivity and creativity.”
Circa 730 is located within walking distance of the North Avenue and Midtown MARTA stations. The building is just a short distance from many of Atlanta’s most popular attractions and landmarks, including the Fox Theater and Georgia Tech’s Technology Square. Circa 730 also offers easy access to Interstates 75 and 85.
