Stratus Development Group Breaks Ground on 286-Bed Student Housing Development in Athens

Stratus Development Group has broken ground on a new student housing community off Lexington Road in Athens, Georgia. The new property, The Haven of Athens, is just 1.5 miles from UGA’s main campus and will deliver Fall of 2020. Once complete, it will be the first amenitized, low density study housing development built in Athens in nearly 10 years.

The Haven of Athens is the group’s second iteration of a community first launched at Kennesaw State University in Fall of 2017 and proved to be the most popular community at that campus. The Haven of Athens will feature 68 cottage style homes and connected manor houses.  The community totals 286 bedrooms spread across over 20 acres. Rent prices start at $700 per bedroom, making The Haven much more affordable than any other new development in Athens.

Floor plans for the property will accommodate two, three, four, five- and six-bedroom options. Each floor plan allows for private bedrooms and bathrooms for all residents, an additional half bath for visitors and includes smart home features. Other community amenities include resort style pool, study rooms, workout facility, bark park with wag-and-wash station, hammock park, fire pit and covered parking.

The Haven of Athens adjoins Lakewood and other newly constructed communities, continuing the resurgence of the immediate area. In total, there has been nearly $100 million in total investment in the immediate area in the previous three years.

Having gone to the University of Georgia myself and working in Athens for years, I saw the need for more low-density housing,” says Stratus Development partner, Jeff Koon, “the market is saturated with mid-rise developments and we were looking to offer students an alternative to that style and price point.”
