Toro Development Company Announces Team, Vision, Name for Johns Creek Mixed-Use Project

Toro Development Company, an Atlanta-based real estate development firm known for its community-building approach to real estate, today announces the name, renderings and team behind the 43-acre mixed-use development proposed for Johns Creek. Dubbed “Medley” for its variety of flavors, experiences and people, the project is the first to apply for the recently passed TC-X mixed-use ordinance that paves the way for the city’s Town Center Vision and Plan.

Located at the intersection of Johns Creek Parkway and McGinnis Ferry Road, Medley will play an important role in kickstarting the 192-acre Town Center as a magnetic “eatertainment” destination that brings the Johns Creek community together and creates a “Third Place” for people to gather outside their homes (first place) and the traditional office (second place).

“We are working in lockstep with the city and following their road map for the Town Center Vision and Plan,” said John Kelley, partner at TDC. “Our project as well as the greater Town Center will be transformative for Johns Creek residents and create the best parts of urban living in a suburban setting – walkability, great restaurants and entertainment, a high-energy place to go and just be around others in the community.”

The plan for Medley calls for 200,000 square feet of space for retail, restaurants and entertainment concepts, 900 residential units, which includes a mix of townhomes and luxury multifamily homes, and 110,000 square feet of office space. Never-before-seen renderings of the community show vibrant, walkable streets, “jewel box” retailers with activated rooftops, boutiques, restaurants with outdoor patios, community greenspace with events and luxury homes overhead.

“Our strategy is to develop a highly programmed street-level experience with residences above that bring feet to the street and invite human energy 18 hours a day, 7 days a week,” said Mark Toro, principal and chief vision officer at TDC. “We will host more than 100 community events per year and recruit a mix of restaurants, fitness and entertainment concepts that know how to provide exceptional guest experiences that spill into the sidewalks, plazas and gathering areas. This will be a place where people come to do life together, and we are carefully planning every detail of this development so that it uniquely caters to the community of Johns Creek.”

The City of Johns Creek is poised for continued job and population growth. Adjacent to Medley, Boston Scientific’s newly announced Life Sciences facility will bring approximately 340 employees who will benefit from the project. One-half mile away on McGinnis Ferry, Emory Johns Creek Hospital recently received approval to more than double its hospital and medical office space over the next 20 years. In addition to job growth, the population is expected to increase in suburban communities like Johns Creek, with more people leaving big metro areas in recent years (Brookings research here). TDC will meet with the city and the community over the coming weeks to work collaboratively and curate the right experience for Medley.

To execute the vision for Medley, TDC has established a best-in-class team including Franklin Street Senior Director Len Erickson, a veteran mixed-use/retail real estate advisor, and Senior Associate Kaitlyn Theriot, who will lead retail leasing; Stream Managing Director Bryan Heller and Vice President Billy Graddy, who will lead office leasing; architect Nelson Worldwide; engineering firm Kimley-Horn; and landscape architect Site Solutions.
In addition to Toro and Kelley, TDC is run by development heavyweights Richard Munger, Vicky Boyce and Carla Cox. While working together at North American Properties Atlanta, the team led the turnaround of Atlantic Station, the ground-up development of Avalon, and the redevelopment of Colony Square. At Avalon, a $1 billion mixed-use community also located in a North Fulton suburb, the team created a new urban model for walkable, mixed-use development. The 2.4 million-square-foot community includes 570,000 square feet of retail, curated with an incredible lineup of chef-driven restaurants and top retail brands like Apple, Whole Foods, lululemon and Tesla; 750,000 square feet of Class A office; 527 luxury multifamily homes; 101 single-family; and a full-service 330-key hotel and conference center.
