A California-based development firm overseeing the multi-billion dollar repositioning of The Gulch will have a bird’s eye view of the project after signing a long-term lease agreement at 101 Marietta Street in Downtown Atlanta.

The Dilweg Companies announced today that CIM Group and nine other companies have signed new lease agreements or extensions at the iconic 36-story Downtown office tower known for its trademark chevron silhouette. CIM Group will occupy two of the new spec suites at 101 Marietta Street that overlook the firm’s future Centennial Yards mixed-use development in The Gulch. The new lease agreements represent over 45,000 square feet of new and expanded occupancy at the building.

In addition to CIM Group, other new tenants and lease expansions at the building include:

DeLong Caldwell – renewed lease

Soft Giving – new lease

Atlanta Dream – renewed lease

Dennis Law – new lease

Volkert –new lease

iVita – new lease

BlackiNation – new lease

VGM – renewed lease

Amadeus – renewed lease

Located just steps away from landmark destinations such as Mercedes-Benz Stadium, State Farm Arena, Centennial Olympic Park, Georgia Aquarium and CNN Center, the iconic tower has capitalized on Downtown Atlanta’s renaissance by landing leasing agreements totaling 395,000 square feet since a $5 million repositioning project was completed two years ago, including 265,000 square feet of new leasing with tenants from a variety of sectors including tech, engineering, entertainment and professional services. The reenergized building offers brand new amenities, breathtaking skyline views, connectivity and access to vibrant in-town destinations that attract top talent across metro Atlanta.

“We are thrilled to welcome this dynamic group of tenants to 101 Marietta Street,” said Jerry Banks, Managing Director at the Dilweg Companies. “The building’s future-ready spec suites and dynamic community culture have proven to be hot commodities, and continue to attract some of the industry’s biggest names. With all five of the NELSON Worldwide-designed spec suites totaling 23,000 square feet now fully leased, we will proceed with design and construction for the next batch of spec suite offerings as part of our ongoing commitment to craft a workplace environment that allows all of our tenants to flourish.”

Construction for the next round of spec suites at 101 Marietta Street will commence in January.

Centennial Yards will include a $5 billion mix of new retail, hotels, offices and apartments that span the length of The Gulch and will create up to 15 new city blocks. Full development of the site is expected to take 15 years, but progress can already be seen in the renovation of the former Southern Railway/Norfolk Southern buildings which will open next year and offer hundreds of new loft apartments and retail space.

In addition to a state-of-the-art lobby area with restaurant-style booths and collaborative workspaces, 101 Marietta Street also houses a modern conference center with training rooms, a new fitness center, and “The Hub” tenant lounge with televisions, pool tables and full-service kitchen. Revelator Coffee opened its newest Atlanta location in the lobby area last year.

101 Marietta Street offers convenient access to three separate MARTA train stations and is located in close proximity to several shopping and dining venues in the heart of Downtown Atlanta, including SkyLounge and White Oak Kitchen. The building is part of the city’s newly dedicated arts and entertainment district, and recently unveiled a comprehensive signage package that includes a cutting-edge digital display at the corner of Marietta Street and Ted Turner Drive. The sign is expected to feature several leading national and local brands who are investing in the district, including Atlanta-based Coca-Cola as one of the initial launch partners on the display.
