70 Years of U.S. Industrial RE: How Development in Atlanta Is Faring Since 1990s Peak

Using data provided by CommercialEdge, we analyzed the evolution of the 20 most significant industrial real estate markets in the U.S. between 1950 and 2023 in terms of industrial real estate development. The study highlighted a close race for the title of largest industrial market in the country as well as a lack of developable land in several built out markets.

In 2020, the industrial development race had Northern New Jersey, Houston, and Atlanta competing for fifth-largest U.S. industrial market. Atlanta's recent industrial development boom could propel the market ahead of the Northern New Jersey market in the coming years.

  • Atlanta’s total industrial stock is projected to stand at nearly 540 million square feet at the end of 2023 – 10 million square feet shy of New Jersey’s estimated totals for the end of year.

  • A total of 25.5 million square feet are expected to go live in Atlanta between 2020 and 2023.

  • The strongest decade for Atlanta industrial development were the 1990’s, when 118 million square feet of space were delivered here, followed by approximately 80 million square feet of space being added each decade until today.
