Atlanta Property Group Energizes Solar Plants at Palisades and One Point Royal

Thursday, June 29th, 2023

Atlanta Property Group (APG), a leading Atlanta full-service real estate firm, announces the energizing of solar plants at Palisades, a 639,000-square-foot office complex in Central Perimeter, and One Point Royal, a 151,000-square-foot office building in Alpharetta. APG remains committed to lowering the carbon intensity of its owned and managed properties. APG has significantly decreased carbon emissions at each of its portfolio assets compared to the time of acquisition. These newly energized solar plants are the firm’s latest advancements toward decarbonizing the built environment.

Nearly 2,000 solar panels make up The Plant at Palisades. The 800-kilowatt plant is the largest solar plant installed at a multi-tenant office property in the Southeast. Now fully operational, The Plant will produce approximately 15% of Palisades’ total energy usage. In addition to the solar panels, numerous sustainable investments make Palisades’ carbon footprint approximately 40% lower than comparable properties. The property is ENERGY STAR and LEED certified, a BOMA TOBY EARTH award winner and features a 2-star Fitwel rating. Additionally, Palisades was distinguished as one of the highest-scoring projects on Fitwel’s 2023 Best in Building Health list.

“The most sustainable office building is the one that already exists,” said Jonathan Rodbell, partner and co-founder of APG. “We’re on a larger mission to reduce the built environment’s carbon footprint, and our commitment to decarbonization allows our assets to operate well below the market’s average emission rate. We are focused on doing right by our planet and its people, and energizing the solar plants at Palisades and One Point Royal is an important milestone in our efforts to operate climate-conscious office buildings.”

One Point Royal’s newly energized 200-kilowatt solar plant uses over 500 solar panels to lower carbon emissions from the building. The solar panels will generate 300,000 kilowatt-hours of clean energy during their first year of operation, and account for approximately 25% of the property’s power consumption. APG’s dedicated solar dashboard allows these metrics to be continually monitored here

The state of Georgia is on a mission to cut its carbon impact by at least one-third by 2030. To achieve this goal, it's vital to address the built environment, which is responsible for almost 40% of the country’s carbon dioxide emissions according to the Environment and Energy Study Institute. APG has long led this charge in Atlanta as one of the first office landlords to utilize solar panels since installing them at the Peachtree 25th building in Buckhead in 2006.

In addition, APG recently launched a pilot program with Atlanta Tech Village to lower the building’s carbon intensity, reduce costs, and create a more comfortable and sustainable environment for members. Preliminary results thus far reveal significant improvements when compared to the Village’s historical usage. The learnings from the pilot program will help shape a formalized service of turnkey decarbonization solutions that APG can provide to building owners. More details about the program can be found on APG’s website.

APG deploys its commitment to decarbonization across its owned and managed portfolio, consisting of 3.4 million square feet of office properties and 1.6 million square feet of industrial properties. An additional 300,000 square feet of new third-party management assignments are pending and will commence this summer.
