Marcus & Millichap Announces $8.93 Million Sale of a Value-Add Grocery Anchored Center

Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of Dublin Shopping Center in Dublin, Georgia. Theasset sold for $8,930,000.

"We received a tremendous amount of interest due to the value-add nature and the high volume of the Grocery Anchor,” said Zach Taylor, senior managing director, investments. “It ultimately went from LOI to close in under a month's time to a 1031 investor based in California. This deal shows that even in smaller markets, demand for Grocery Anchored product is still very strong.”

Taylor and Eric Abbott, investment specialists in Marcus & Millichap’s Atlanta office, had the exclusive listing to market the property on behalf of the seller, a Tennessee-based developer. The buyer, a private California 1031 investor was also procured by Taylor and Abbott.

Situated at 2103 Veterans Blvd., this 237,301-square-foot shopping center, once anchored by Walmart, has been retrofitted and now hosts national tenants such as Food Depot, Ollies Bargain Outlet, Dollar Tree, It’s Fashion Metro, and others. There is an additional 60,000 square feet of vacant space that the buyer intends to lease up. With 1.9 million annual visits, it holds the top spot as the most visited shopping center within a 30-mile radius.
