Atlanta Mixed-Use, LUMEN Briarcliff: Retail Leased & Residential Nearly Complete

LUMEN Briarcliff, a high-profile, mixed-use development by Atlanta-based developers Atlantic Residential and Stein Investment Group, is lined-up with retail and restaurants and ready for residents. Situated at the intersection of Briarcliff and Clairmont Roads, the project features 264 luxury apartment units and 10,700 sq. ft. of restaurant and shop space. Residential construction is nearly complete with the first residents moving in next month. The construction of the final commercial building to house a two-story, neighborhood restaurant is currently underway.

LUMEN Briarcliff is the first step in transforming this corridor and catalyzing long-overdue residential options and amenities for this submarket,” explains Richard Aaronson, CEO, co-founder, Atlantic Residential. “The housing demand in this neighborhood has increased significantly since we started construction last year primarily due to the nearby employment opportunities at Children’s Healthcare of Atlanta, Emory’s medical facilities at Executive Park and Century Center office park, just to name a few.”

Jason Linscott, principal, Stein Investment Group, adds, “LUMEN Briarcliff, coupled with the planned future redevelopment of Williamsburg Village Shopping Center across the street, creates an opportunity for us to bring additional amenities to these neighborhoods and, at the same time, create a village center that doesn’t currently exist.

“The strength and density of the daytime and nighttime populations allowed us to be highly selective when leasing the commercial space – and we’re confident the line-up will appeal not only to our residents but also the surrounding community,” continues Linscott. The tenant line-up includes:

  • Sugar Polish Nail Bar is a modern, beauty destination offering deluxe nail care and salon services in its 2,600-sq. ft. shop fronting Briarcliff Road as well as at its numerous locations throughout Atlanta. The salon is expected to open this summer.

  • An innovative Italian dining concept from Atlanta’s acclaimed restauranteur Riccardo Ullio, who brought award-winning Sotto Sotto to Inman Park, is in the works. URestaurants Group plans to introduce an up-level approach to Italian culinary tradition in its 5,300-sq. ft., freestanding restaurant with a year-round, rooftop venue overlooking the property corner. The restaurant is expected to open by the end of the year.

  • A notable international coffeehouse completes the tenant line-up in a 2,800-sq. ft. space adjacent to Sugar Polish also along Briarcliff Road. When it opens later this year, it will feature a shared courtyard with open-air patio seating.

Aaronson continues, “We believe our future residents will expect not only superior service and dining amenities such as these, but also a luxury residential experience. Construction on the final phase of the multifamily development is expected to be completed by June. Pre-leasing is underway.

Located at 3070 Briarcliff Road, LUMEN Briarcliff features two residential buildings with 22 studio, 135 one-bedroom, 96 two-bedroom and 11 three-bedroom residences. One of the buildings wraps a six-story, 440-space parking deck. The luxury rental apartments feature the high-end furnishings expected by the working professional:

The overall design of the community offers an urban oasis with a fresh, clean and naturalistic appeal. “Our design platform capitalizes on the surrounding lush neighborhoods as we seek to bring the outside in,” adds Aaronson.

“Our residents want to be surrounded by upscale, approachable luxury – be near the action without being in the ‘thick of it.’ This is the first step for this Briarcliff node and the building block for the live-work-play community that is to come,” continues Aaronson. “The multi-billion-dollar investments made by CHOA and Emory over the past few years is a testament to the quality of the area and, subsequently, the residents who are flocking to this community – as well as those who are already here.”

LUMEN Briarcliff benefits from its central location within the affluent neighborhoods of North Druid Hills, Briarcliff Woods and Sagamore Hills, home to employees of Center for Disease Control and Prevention, Emory University and its medical facilities as well as legal professionals and other executives,” explains Linscott. In addition, a daytime population includes nearly 139,000 consumers. More than 45,000 vehicles travel daily this corridor considered a gateway to the surrounding residential population of highly educated professionals with an average household income of over $135,000 within a five-mile radius.

Stein Investment Group also owns the adjacent site across Briarcliff Road currently home to Williamsburg Village Shopping Center. This six-acre site was rezoned for mixed-use in late 2022 with support from the surrounding communities. Expected to start construction in 2025, the redevelopment will create a family-centric village center. The development is currently in the planning phases. 

Stein Investment Group and Atlantic Residential also collaborated on the recently opened LUMEN Chamblee mixed-use development located on American Way in downtown Chamblee, Ga. With five communities completed or under construction, The LUMEN brand is known for its unique living experiences.
