Greater Atlanta Real Estate Predictions for 2025

Home buyers in the Greater Atlanta area have a variety of new home construction options, and the market is expected to be strong again in 2025, according to Realtor Chad Davis with Shirley Gary Group/Ansley Real Estate. Davis works with builders in and around Atlanta, as well as both nearby suburbs and north Georgia municipalities. 

A number of homebuyers are looking for open floor plans, smart appliances and little to no landscape maintenance, which are all hallmarks of new construction,” said Davis. “They may be surprised to learn that these amenities are available within the City of Atlanta, in established suburban neighborhoods, and neighboring municipalities which offer the best of small-town living.”

The Realtor.com®   2025 Housing Forecast reports that new home sales and single family housing starts will improve in 2025 compared to other types of homes. The organization predicts builders will construct about 1.1 million homes nationwide, which is nearly a 14 percent increase over 2024.

Davis points to Georgia cities like Decatur, Acworth, Canton and Hapeville as communities with reinvigorated city centers where young adults are finding new home options, especially townhomes. He notes that homebuyers are drawn to the walkability of a revised city center, which offers amenities such as coffee shops, breweries, entertainment venues, farmers’ markets and outdoor events. A little further out from Atlanta, people are choosing to live in Canton for its proximity to north Georgia recreational options and the Etowah River which runs through downtown.

“Folia Group is developing a new home community, Sanctuaire, in downtown Canton,” said Davis. “They are also building Sanctuaire Farms in Ball Ground, Ga., which offers high-end farmstead living and features a community garden, livestock management and tracts from 5-20+ acres. Epic Development is bringing new neighborhoods and boutique communities to the market in towns like Hapeville. Meanwhile, Toll Brothers continues to build new home communities throughout Atlanta and Decatur, providing a variety of styles, amenities and price points for new home buyers.”

Builders are working to make homes more affordable, especially for first-time buyers. They are also focusing on smaller homes , which have not been built often enough, according to Davis. Realtor.com reports that the number of new homes sold for less than $300,000 rose from 14% in September 2023 to 17% in September 2024. This trend is expected to continue in 2025, giving homebuyers more affordable options.

“I expect automation, natural lighting, high ceilings, low exterior maintenance requirements and transitional modern architecture will be the key features homebuyers seek in 2025 and beyond,” said Davis. “Now that more people work from home, proximity to an office is not the driving factor for home buyers as it once was, and buyers are free to find the perfect home in a community that best suits their lifestyle needs.”
