Boehringer Ingelheim to Relocate U.S. Animal Health Headquarters to Medley in Johns Creek

Toro Development Company announced Boehringer Ingelheim, a leader in animal health innovation, has leased 73,000 square feet of lifestyle office space at Medley, the 43-acre mixed-use destination under construction in Johns Creek, Georgia. Medley, which is being developed on the site of a formerly defunct office campus, will become the new U.S. Animal Health headquarters for Boehringer Ingelheim and its almost 500 employees in Summer 2026.

The deal marks the largest new Class-A office lease north of the Perimeter in nearly five years, according to Stream Realty’s Bryan Heller and Parker Welton, who represented TDC. The sizable relocation reflects the “flight to energy” trend in office real estate. 

“An active and energized mixed-use destination is the ultimate ‘people magnet’ for employers," said Mark Toro, TDC’s Chief Vision Officer. “Medley’s fully amenitized and pedestrian-driven environment gives Boehringer Ingelheim a distinct competitive advantage as it seeks to recruit, retain and return the best and brightest in a setting that fosters innovation and collaboration.”

Heller added, “Medley fills a long-standing gap in Johns Creek’s office offering – a city that, while a demographic powerhouse and the envy of municipalities nationwide, has long lacked a vibrant, all-day destination that truly brings it all together.”

Boehringer Ingelheim will occupy two full floors of Medley’s lifestyle office building overlooking the shops and dining along Medley Boulevard. Boehringer Ingelheim’s space will be located within an existing building that is being renovated and seamlessly integrated with Medley’s walkable streets, best-in-class retail and restaurants and activated green spaces. Including the street-level retail, the reimagined office building encompasses 150,000 square feet.

As Georgia’s Animal Health company, Boehringer has a large footprint in the state from manufacturing operations in Gainesville and Athens to the recent expansion of its global research and development building in Athens.

TDC razed the site’s other existing, functionally obsolete office building to make way for Medley's mixed-use experience. The two buildings were formerly home to State Farm, before it relocated its campus to Park Center, a mixed-use regional hub in Atlanta’s Perimeter. Boehringer Ingelheim will move into its new office next summer, ahead of Medley’s grand opening on October 29, 2026.

In addition to the office component, Medley will encompass 150,000 square feet of retail, restaurant and entertainment space, a 175-key boutique hotel, 750 multifamily residences, 133 for-sale townhomes and an activated 25,000-square-foot Plaza. TDC will infuse its signature approach to resort-style hospitality, entertainment and community building at Medley, which includes hosting approximately 200 events per year, ranging from outdoor wellness classes and live music to art festivals and watch parties.

Announced retailers for Medley include a specialty neighborhood grocer, Sephora, Rena’s Italian Fishery & Grill, High Country Outfitters, BODYROK, Playa Bowls, Petfolk, CRÚ Food & Wine Bar, Fadó Irish Pub, Summit Coffee, Lily Sushi Bar, Knuckies Hoagies, Cookie Fix, Sugarcoat Beauty, BODY20, AYA Medical Spa, 26 Thai Kitchen and Bar, Five Daughters Bakery, Drybar® Shops, Minnie Olivia Pizzeria, Burdlife, Amorino, Pause Studio, Fogón and Lions and Clean Your Dirty Face®.

Johns Creek is one of the top communities in the nation. Last year, the city was recognized by Travel + Leisure as the best suburb in the United States. Notably, Medley serves as an important part of Johns Creek’s 192-acre Town Center, which will weave together quality housing, restaurants, retail and offices through new public pathways and parks, furthering the walkable lifestyle for residents.
