High Street Residential and Third & Urban Announce Plans for Mixed-Use Development in Sandy Springs

High Street Residential (HSR), the residential subsidiary of Trammell Crow Company(TCC), alongside partner Third & Urban, have announced plans for Hillcrest, a transformative 8.1-acre mixed-use development set to redefine luxury living and community engagement in the heart of Sandy Springs, Georgia. Scheduled to break ground in June 2025 with completion expected in 2027, this placemaking project adjacent to City Springs will deliver 362 premium apartment units, 30 luxury for-rent townhomes, and over 18,000 square feet of vibrant retail space seamlessly integrated with a central greenspace plaza.
The Sandy Springs United Methodist Church, the seller of the 8.1-acre site, views this transaction as a pivotal opportunity to secure its long-term future within the community. Proceeds from the sale will fund significant improvements to the church’s primary campus, ensuring its continued presence in Sandy Springs.

Located adjacent to the $230 million City Springs development, Hillcrest builds upon the city’s commitment to creating a dynamic, walkable urban core. The project will feature a three- to five-story apartment building with a parking garage accommodating over 100 public parking spaces for city events and retail. The luxury townhomes will offer two- and three-bedroom floorplans with two-car garages and rooftop patios, while the apartments will set a new standard for Class-A living with high-end finishes and amenities. Highlights will include a rooftop pool and clubroom with panoramic views of Sandy Springs and Buckhead, a golf simulator lounge, private movie screening room, sauna, state-of-the-art fitness center with Pilates studio, dog park, and a café-inspired work-from-home space. The development will terrace down from Mount Vernon to Sandy Springs Circle and will include improvements to the surrounding street infrastructure, adding additional on-street parking and connected walkability to the surrounding area.
The retail component, overseen by Third & Urban, will feature a curated mix of high-end and casual dining, an ice cream shop, coffee shop, fitness studio, and a wine bar, all opening onto a central plaza designed for community gatherings and outdoor enjoyment. Third & Urban is known for its work on creative real estate projects, such as Common Ground with New Realm Brewing, Westside Paper, Armour Yards and the forthcoming Corporate Square mixed-use development in Brookhaven. Hillcrest will enhance the walkability and vibrancy of Sandy Springs, complementing the nearby City Springs, which includes Sandy Springs City Hall, the Performing Arts Center, a 4-acre public park, and extensive dining and retail options. In addition to the surrounding City Springs, the site is strategically located within one mile of over 2 million sq. ft. of retail, including four grocery stores.

The development team includes esteemed partners such as Cooper Carry (architect), Square Feet Design (retail consultant and interior designer), New South Construction (general contractor), Citizens Bank (lender), and Wesley Community Development (church advisor). Amy Fingerhut and her team at CBRE are handling the retail leasing.
