New Public-Private Partnership to Bring 269 Residences and a 700-Space Parking Deck to the Heart of Downtown Lilburn

The City of Lilburn and the Lilburn Downtown Development Authority (DDA) celebrated the groundbreaking of a transformative new development by Atlanta-based RangeWater Real Estate. At the event, RangeWater officially unveiled the name of the project: The Porchline—a tribute to the town’s heritage of front porches and rail lines that shaped the rhythm of community life.

Located near Lilburn City Park and the Camp Creek Greenway Trail, The Porchline will bring 269 high-quality rental residences to Old Town and a public-private parking deck with approximately 700 parking spaces. The project marks RangeWater’s 27th in Georgia and its first in Lilburn, furthering the city’s vision to foster a vibrant, walkable downtown anchored by housing, retail, and public green space.

“This dynamic development will not only connect public spaces to Old Town, but it will also give residents new housing choices, sustainable infrastructure, and economic development opportunities to grow,” said Lilburn Mayor Johnny Crist.

Developed in partnership with TMGRI (a subsidiary of The Meridian Group, “TMG”), a Dallas-based real estate investment firm, the project exemplifies a collaborative public-private approach focused on revitalizing key downtown corridors.

Located at 45 Railroad Avenue, the site sits in the heart of Lilburn’s charming Main Street district and is within a 20-minute drive to more than three million jobs in the greater Atlanta MSA. Residents will enjoy immediate access to Lilburn’s 10-acre City Park, the recently completed 4.2-mile Camp Creek Greenway, and a growing selection of boutique retail, restaurants, and co-working spaces.

The Porchline will feature a mix of studio, one-, two-, and three-bedroom apartments ranging from 537 to 1,578 square feet. Indoor amenities include a boutique gym and wellness facility, co-working space, dog spa, resident bar, and vaulted-ceiling lounge. Outdoor features include three courtyard houses with direct access to a swimming pool, grilling stations, “Charleston-style” gardens for al fresco dining, a public/private amphitheater-style courtyard, and a dedicated trailhead connecting directly to the Greenway.

Architecturally, the project draws inspiration from Lilburn’s historic character and rail heritage, blending timeless design with modern comforts to create a distinctive sense of place.

The Porchline is expected to be completed in late 2026.
