FlatironDragados to Open U.S. Headquarters at Perimeter Summit in Brookhaven

JLL and Spear Street Capital announced FlatironDragados, the second-largest civil engineering and construction company in the U.S., has selected Perimeter Summit in Brookhaven as the location for its new U.S. corporate headquarters. In the new-to-market deal, FlatironDragados will occupy a 25,000-square-foot space at the reimagined mixed-use campus in Summer 2026. JLL Executive Managing Directors Brooke Dewey and Adam Viente and Vice President Alexis Vondersaar handle leasing efforts for Perimeter Summit on behalf of Spear Street.
Perimeter Summit encompasses 1.7 million square feet of Class-A office space in one of Atlanta’s fastest-growing submarkets. In addition to FlatironDragados, JLL has facilitated 258,000 square feet of new leases at the property in the past 18 months. FlatironDragados will be located on the top floor of Summit Four. The state-of-the-art space will house the company’s executive team and feature advanced technology to facilitate seamless virtual meetings and a design that fosters collaboration and creates a strong sense of community. In selecting Perimeter Summit, the company was drawn to its dynamic, tenant-focused amenities and activated environment. CBRE’s John Shlesinger and Grey McCarthy represented FlatironDragados in the deal.

FlatironDragados is part of ACS Group, one of the world’s leading infrastructure companies. In Atlanta, FlatironDragados is the contractor for major transit and mobility initiatives, including the airport’s Atlanta Personal Rapid Transit Solutions (APRTS) and the State Route 400 Express Lanes project. Given Perimeter Summit’s convenient location to GA-400 and other major highways, the campus was an appealing location for the company’s existing and future business.
The momentum at Perimeter Summit comes on the heels of ownership’s delivery of an energized and activated workplace destination that includes robust community programming and weekly events. In addition, STHRN Hospitality Co. has designed a thoughtful food and beverage program for Perimeter Summit. Little Gem, located on the ground floor of Summit Two, is now open and offers a variety of breakfast and lunch options and grab-and-go food, as well as indoor and outdoor dining space. Pizza Stop, a family-friendly, community-driven concept with food, drinks and a connection to the property’s central greenspace, is also now open. The openings complement the existing Savi Market, which has expanded grab-and-go options and locally sourced offerings. Perimeter Summit also features a food truck program with rotating cuisine; weekly pop-up chefs; Sip, a new coffee and cocktail cart; and an Airstream trailer serving health-conscious coffee, smoothies and small bites.
Perimeter Summit’s renovated office experience includes new spec suites, refreshed lobbies, pickleball courts and enhanced outdoor workspaces. All buildings feature 25,000-square-foot floor plates and unobstructed, panoramic views. The campus is also home to a four-star, four-diamond Hyatt Regency hotel, providing tenants with convenient business accommodations as well as conferencing facilities. High Street Residential is developing the Residences at Perimeter Summit, a transit-oriented, 350-unit multifamily development on the property. Construction is expected to start this year and deliver Fall 2026.

Perimeter Summit is located near Atlanta’s highest concentration of talent and Fortune 500 companies. A coveted location for businesses, retailers and residents, the campus features direct connectivity to the Medical Center MARTA Station, I-285 and GA-400. In addition, Perimeter Summit is located less than one mile from Perimeter Mall, with the area encompassing 13 million square feet of retail space, 72 restaurants, 5,909 hotel keys, and 22,187 multifamily units.
According to JLL‘s Q2 Atlanta Office Report, the market experienced record leasing activity last quarter, with 1.8 million square feet of deals signed. In addition, Q2 absorption was positive for the first time in three years, demonstrating the continued appeal of highly amenitized and well-connected Class-A office destinations like Perimeter Summit. Notably, Atlanta ranked third nationally for office attendance recovery as of this May, highlighting the market’s greater degree of in-person office utilization compared to most other major U.S. cities.
