Jamestown & New York Life Submit Application for Rezoning of North Point Mall in Alpharetta

The effort to transform North Point Mall into an arena-centric, mixed-use destination continues to move forward. Jamestown and New York Life yesterday submitted a zoning application to the City of Alpharetta to advance their proposal for redeveloping the nearly 100-acre site into a walkable, sports-anchored entertainment district positioned to bring an NHL team to the greater Atlanta metro. 

“Today’s filing is an important milestone in advancing our plan to transform North Point Mall into a modern, sports-anchored district that sets a new standard for suburban placemaking,” said Frances Bohn, Jamestown Director of Development and Construction – North America. “Our plan combines an NHL‑ready arena, a vibrant public realm, year‑round programming, and a balanced mix of retail, dining, office, hospitality, and housing to create a walkable destination that serves Alpharetta, attracts regional visitors, and delivers sustained economic value.”

The redevelopment plan, which aligns with the Alpharetta Comprehensive Plan and proposed Tax Allocation District (TAD), seeks to maximize the potential of the site to deliver jobs, increase the tax base, provide new community amenities, and preserve the North Point area as a regional destination for future generations. It integrates a diverse, layered, and complementary mix of uses intentionally designed to attract multiple audiences – from Alpharetta residents and workers to regional visitors – and create a pedestrian-friendly cultural gathering place. 

The proposal is headlined by a 20,000-seat NHL arena, with additional entertainment and hospitality venues including a 4,000-seat music hall and performing arts center, 2,000-seat community hockey rink, 500-seat movie theater, 45,000-square-foot hotel conference center, 400-key full-service hotel, 300-key hybrid flex-stay hotel, and 150-key select service hotel. Additionally, the redevelopment plan includes 907,000 square feet of retail and dining spaces, 750,000 square feet of office, over 16 acres of publicly accessible parks, plazas, and multi-use trails, and 1,385 for-rent multifamily units, ensuring a vibrant, year-round destination and adding to the economic and cultural vitality of the area.

The zoning application filing initiates a public review and approval process that includes community open houses and public hearings to invite feedback from local residents, business owners, and community organizations. Subject to approval by the City of Alpharetta, the redevelopment would be completed in phases with various components opening on a rolling basis.

Jamestown, which is overseeing pre-development services on behalf of New York Life, has assembled a group of industry-leading firms to advance the proposal. HKS Architects is leading the master planning and architectural design; Kimley-Horn is serving as civil engineer and traffic/transportation consultant; Dillard Sellers is providing zoning counsel; and Machete Group is advising on the arena and overall development plan. In addition to pursuing entitlements at North Point Mall, Jamestown took over property management of the property on March 1, 2026. 

Additional details will be shared in the coming weeks and months as Jamestown and New York Life continue to advance the rezoning process with the City of Alpharetta.
