Atlanta Q1 2018 Office Market Report

The Atlanta office sector has certainly picked up the pace this past quarter, boasting an impressive 57% jump year-over-year in dollar volume transacted, testament to the ever-increasing interest from buyers.

Key Highlights

- The total Q1 sales volume amounted to $681 million in office acquisitions, with Florida State Board of Administration’s $267 million, $535 per square-foot buy of the 2017-built Three Alliance Center representing a substantial chunk of the total;

- Average price per square-foot plateaued at $244, a 73% year-over-year spike, the $257 average recorded for Q3 2017 has yet to be surpassed;

- Three construction projects were completed in Q1, the Mercedes-Benz 225,000 square-foot Sandy Springs headquarters and the 485,000 square-foot Phase I of Spring @ 8th among them;

- Q2 2018 is expected to hash out 2.6 million square feet of office, including Selig Enterprises’ 1.1 million square-foot complex Works at Chattahoochee, which is to come online in June;
