Lincoln Property Company Southeast Secures Four New Leases at Gwinnett County Office Campus

 Lincoln Property Company Southeast (Lincoln) has negotiated four new leases at 3100 Breckinridge, a seven-building, 253,307-square-foot office campus in the heart of Duluth, Ga. These new deals bring the office campus to 89% leased. Lincoln’s George Gwaltney and Matt Davis represented the landlord, TerraCap Management, in the transactions.  

“With the recent slowdown in office demand due to COVID-19, we are optimistic about the uptick in activity from prospective tenants seeking single-story, easily accessible office spaces for employees,” said Lincoln’s Gwaltney. “Now, more than ever, tenants are prioritizing privacy, layout and convenience and we’re seeing this first-hand with the ongoing interest in 3100 Breckinridge’s expansive, single-story layout.”

  • Hayes James signed a new lease for 10,429 square feet of space. Candy McIntyre of Brand Real Estate Services represented the tenant.

  • Slingshot Product Development Group signed a new lease for 5,325 square feet of space. RJ Zurak of CBRE represented the tenant.

  • N-Line Partners, LLC signed a new lease for 3,452 square feet of space in a direct deal.

  • Eileen Trading Company signed a new lease for 3,238 square feet of space in a direct deal.  

 The office campus is situated within a heavily landscaped, 30-acre campus. The seven buildings range from single-story to multi-story buildings, all of which were recently refreshed with exterior paint. The campus also features a new tenant amenity area and several move-in ready spec suites. Office spaces offer full-height, floor-to-ceiling windows and tenant-controlled utilities.

3100 Breckinridge is positioned with market leading egress and ingress to I-85. In addition to having immediate access to first class retail and dining options at Gwinnett Mall and Sugarloaf Mills Mall, 3100 Breckinridge is located within the Gwinnett County Opportunity Zone, which offers a $3,500 tax credit per eligible new job created. The tax credit is available to be claimed for five years, with a 10-year carry provision.
