Avison Young in Atlanta today announced that it has partnered with the owner of the historic Flatiron Building, located at 84 Peachtree St. NW, to lease the entire 47,697 square feet as innovative and flexible office space in downtown Atlanta. Housed in the city’s oldest skyscraper, FlatironCity offers amenable term lengths not readily available in the market today, including Hourly/Daily usage, and 1–36-month agreements in addition to cutting-edge amenities equipped for businesses of all sizes.

FlatironCity, the landlord, is represented by Avison Young’s Monica Speak, Senior Consultant, Flexible Office Services (FOS) and Chris Godfrey, Senior Associate, Agency Leasing Group of the firm’s Atlanta office.

“A company’s two biggest expenses are payroll and office space. As businesses emerge from the COVID-19 pandemic, we are working to make sure we allow for appropriate flexibility when companies need it most,” said Arun Nijhawan, owner of FlatironCity. “I selected Avison Young because they not only have a dedicated Flexible Office Solutions team, but they understood my vision and the need for added flexibility and creative leasing solutions for FlatironCity’s future tenants.”

To meet the growing demand for the industry’s evolving need for flexible office space, Avison Young launched the Flexible Solutions practice led by Charlie Morris, Practice Leader, FOS. Created at the end of 2019, this practice has grown to 11 subject matter experts throughout North America, supporting the transformational changes which were already underway and were accelerated due to the pandemic.

“Demand for flexible solutions was already on the rise and will be expedited as a result of COVID,” stated Morris. “We are in the early stages of a power shift on the delivery of flexible supply as more owners seek to deliver flexible space on a direct basis.”

“As companies begin to transition to back into the office, FlatironCity’s leasing options, combined with its Class-A amenities, offer the flexibility and level of service tenants need in a post-pandemic world,” commented Speak. ”The ‘one size fits all approach’ is no longer viable and we are likely to see more Atlanta owners and occupiers seek flexible office offerings in the future.”
