Cushman & Wakefield Arranges Sale and Financing of Mansell Overlook

 Cushman & Wakefield announced today that the firm has arranged the sale and financing for one of the most prominent office parks in the North Fulton/GA 400 submarket in Atlanta, Mansell Overlook.

Samir Idris, David Meline and Andy Johns of Cushman & Wakefield represented the seller in the transaction. PPF Real Estate, a Netherlands-based holding focused on development and management of an extensive portfolio of assets, acquired the property. Mansell Overlook is the firm’s first major real estate acquisition in the U.S. 

Mike Ryan, Brian Linnihan and Richard Henry of Cushman & Wakefield arranged acquisition financing on behalf of PPF Real Estate through Starwood Property Trust. Cushman & Wakefield has been retained by PPF Real Estate for management and leasing.

Totaling approximately 654,500 square feet, Mansell Overlook is consistently one of the top performing office parks in the market and includes four recently upgraded Class A office buildings featuring a combination of surface and structured parking and an 11-acre parcel planned for future development. 

“The property offered a compelling opportunity to acquire a significant market position with upside through additional lease-up, the roll up of below-market in-place rents to market over time, and the development or sale of the land parcel,” Idris said.

Amenities include walking trails, a three-acre lake with water features, Wi-Fi-enabled outdoor patios, a fitness center with private showers and lockers, conference center, EV charging stations, dry cleaning service, car care service, and multiple dining options within walking distance. 

“Demand from the lending community was very robust,” Linnihan added. “The combination of strong in-place cash flow with an ability to drive value through leasing a well-located and highly amenitized property appealed to a wide range of lenders.”
