Goode Van Slyke Redesigns Bethel Towers - Iconic Affordable Housing Community

Goode Van Slyke Architecture provided architectural and engineering design as well as construction administration services for the renovation of Bethel Towers, the historic 16-story residential tower visible from Atlanta’s Downtown Connector. The Benoit Group LLC and owner Big Bethel A.M.E. Church partnered in the $34.5 million renovation of the affordable housing community, which is now complete.
Located at 210 Auburn Ave. N.E. in Atlanta’s Sweet Auburn district, the renovation included 180 one- and two-bedroom apartments as well as common areas and amenities. The renovated units have new kitchen and bathroom appliances and cabinets, energy-efficient windows, and new paint, lighting and flooring. Nine apartments, as well as all amenity and office areas, are equipped for handicapped residents. This includes accommodations for the visually impaired.
Amenities include a computer center, fitness center, community room, laundry room, playground, and outdoor covered picnic and grilling area. The building itself has a new HVAC system, plumbing and electrical upgrades, updated elevators, exterior paint and a new sign.
“Affordable housing is a huge need in Atlanta,” said architect Leisa Hardage. “The firm has worked on many affordable communities over the years, but the iconic nature of Big Bethel and the surrounding community makes this one of the more meaningful.
Built in 1970, Bethel Towers is comprised of 15 residential floors above structured parking. The parking deck is shared with the church and retail tenants.
The renovation complies with Georgia Department of Community Affairs architectural and rehabilitation guidelines. The project received funding assistance from the U.S. Department of Housing and Urban Development, Invest Atlanta as well as low income housing tax credits from Georgia Department of Community Affairs.
The Bethel Towers apartments are available to those earning 60% of the average median income. An existing Housing Assistance Payment agreement ensures that residents pay no more than 30% of their income on rent.
