Construction Underway at Ashford Lane in Atlanta’s Central Perimeter

JLL and CTO Realty Growth, Inc. (NYSE: CTO) today announce the start of construction at Ashford Lane, the 269,000-square-foot mixed-use development in Atlanta’s Central Perimeter. Phase I of the redevelopment will include the delivery of The Lawn, an expansive community greenspace, several chef-driven concepts and a full-service food hall by June 2022. 


Other recent retail announcements at the project include Chef Ford Fry’s renowned Tex-Mex restaurant Superica, which opens next summer, and The Hall, a 17,000-square-foot food hall by The Vigor Group. Opening this December, The Hall at Ashford Lane introduces a full-service twist that uses new technology to enable full-menu table service, casual bar seating and grab-and-go counter service. In addition to the food stalls, there will be three bars, two private dining areas – one of which will have a Topgolf simulator – and a general seating area. To date, signed tenants at The Hall include: Renzo, which offers Cuban cuisine; Mexican restaurant Itzayana; Wabi Sabi, which specializes in Asian street food; Huli Bowl, which offers poke and Hawaiian barbecue; Chef & I, an American fusion concept; and Fork & Hen, which serves up Southern comfort food.

JLL was selected by CTO in December 2020 to transform the property formerly known as Perimeter Place into a walkable mixed-use town center, combining shops, restaurants, offices and residences. As part of the repositioning, JLL has established a vibrant new brand and is focused on re-tenanting the retail mix and transforming former big-box anchors into creative office space. At the heart of the property will be The Lawn, a 70,000-square-foot greenspace surrounded by restaurants and large outdoor patios. Notably, the City of Dunwoody granted Ashford Lane its open-container permit, significantly enhancing the pedestrian experience throughout the property. Hollandsworth Construction has been selected as the general contractor for the project. Site Solutions, whose notable projects include Avalon and The Works, has been selected as the landscape architect. Most recently, JLL’s retail agency leasing team, led by Director Coleman Morris and Vice President Sherri Mann, secured a 2,600-square-foot lease with the Los Angeles-based chain Sweetgreen, a fast-casual salad and grain bowl concept opening in spring 2022. Additionally, JLL has signed a 2,400-square-foot lease with Massage Envy, the nationwide wellness franchise providing massage, stretch and skin care services, and a 1,576-square-foot lease with Brown Bag Seafood Company, a Chicago-based, counter-service concept serving sustainable seafood. Both Massage Envy and Brown Bag Seafood Company will open in Spring 2022. Ashford Lane is centrally positioned within Atlanta’s fastest-growing office market and is in close proximity to several Fortune 500 companies, including Mercedes-Benz and State Farm. The property is located within a 10-minute walk to the Sandy Springs MARTA Station and across the street from Perimeter Mall, adjacent to the new AC Hotel set to open this summer. The area boasts a daytime population of 364,375 within a five-mile radius.Throughout the project, the JLL team is able to pull from its extensive experience in repositioning retail properties across metro Atlanta, such as Summerhill, South Dwntwn and Buckhead Village District.
