Leasing and management team, SK Commercial Realty, has secured  two new leases and two renewals at The Commons at Lake Hearn, a three-building, medical office campus in the heart of metro Atlanta’s premier healthcare community, “Pill Hill.” In a leading medical office revitalization for the Atlanta submarket, The Commons recently underwent a multimillion-dollar complex-wide renovation.

New tenants and lease renewals at the campus with tenant brokers include:

  • Urology of Greater Atlanta, Building 1100 (New lease, Andrew Riepe, Crown Tenant Advisors)

  • North Atlanta Pediatric Associates, Building 1100 (Renewal, Steven Barton, CBRE)

  • Walgreens Co., Building 1200 (Renewal, Ryan Fetz, JLL)

  • Interventional Management Services, Building 1100 (New lease, Greg Baxendale and Jeremy Adams, JLL)

SK Commercial’s Senior Vice Presidents Furman Wood and Scott Martin and Associate Daniel Topping represented the owner in all four transactions.

“We are seeing healthcare practices take a serious look at the overall patient experience, from the availability of  on-site amenities and convenience of parking, to modern building features and outdoor seating areas,” said Martin. “As the needs of both patients and tenants continue to shift, The Commons provides a dynamic, in-person experience that is allowing us to retain existing tenants and attract a number of nationally recognized healthcare groups, further solidifying the positive impact the revitalization had across the medical office campus.”

The Commons is a premier, 655,000-square-foot medical office complex situated on 12.1 acres in Atlanta’s Central Perimeter submarket. Originally built in 1980, the newly renovated campus features a completely revitalized and cohesive layout with nearly two acres of surrounding greenspace, including eco-friendly rain gardens and patios. The renovated interior features a state-of-the-art tech and conference center and 182,000 square feet of available office space, with availability ranging in size from 2,000 to 105,000 square feet. The Grille serves as the campus’ full-service restaurant, which is open for breakfast and lunch five days a week and offers a full menu of fresh and healthy options rarely seen among medical office facilities.

In response to ongoing safety precautions due to COVID-19, the complex implemented new MERV-13 air filtration systems, chillers and air handling units to improve air quality and prevent the spread of other diseases. Other renovations include a newly constructed, five-floor parking deck offering up to 885 parking spaces along with 478 additional surface spaces between the three buildings.
