St. Bourke Reaches Project Milestone, Delivers First Section of Homesites

St. Bourke, an Atlanta-based asset management and property development company, has reached a major project milestone with the initial delivery of finished homesites at Sierra Creek, an established, upscale residential community in Gwinnett County, Georgia. Horizontal development work continues on the balance of homesites in this phase of the community with full delivery expected before the end of the year.
Located within 4 miles of I-85, this expansive community sat dormant for several years during the Great Recession. Purchased by Drapac Capital Partners (DCP) in 2013, Sierra Creek has benefited from proactive asset management services provided by St. Bourke since that time.
In addition to providing ongoing asset management services ranging from HOA management to property maintenance, St. Bourke has been engaged to deliver 106 finished homesites on behalf of the landowner (DCP) to homebuilding partner Pulte Homes. The firm has spent a significant amount of time and effort redesigning the community’s future phases to reduce development costs, increase lot count and create more attractive streetscapes. For example, St. Bourke cleverly re-engineered the phase undergoing horizontal development to increase the number of homesites from 80 to 100 (+20%).
“We've made great progress so far and delivered the initial tranche of lots so Pulte can get started on its model home and first couple of specs,” St. Bourke President Ben Simpson said. “Despite challenging weather conditions through most of the winter and early spring, our team remains on track to deliver the next phase of homesites in May and the balance by the end of Q3. Sierra Creek is such a beautiful, unique community, and we are thrilled to be a part of delivering on the community’s original vision and making good on promises made to the legacy homeowners who have been waiting so long for this to happen.”
