The Avison Young Atlanta Agency Leasing Group, led by commercial real estate veteran Kirk Rich, is proud to announce that it secured the property leasing for Tower Square, Atlanta’s largest Class A office property and one of the most iconic in the Southeast. With 1.4 million square feet of office space, the property is not only the largest building in Atlanta by nearly 100,000 square feet, but also outsizes all others in the southern U.S.
In 2021, Tower Square’s property owner invested in capital improvements to create Midtown’s largest private greenspace and plaza, giving tenants easy access to a work/play environment. In addition, two floors of new retail will launch in 2023 featuring a variety of food and beverage options and other retailers which will feature storefronts oriented to face and interact with West Peachtree Street.
Tower Square features floor-to-ceiling glass interiors that provide outstanding panoramic views of the city and is centrally located in Midtown Atlanta’s innovation hub – surrounded by Georgia Tech and Tech Square, CODA, Anthem, Norfolk Southern and more.
Originally built in 1981, Tower Square has many unique features beyond its size, including column-free floor plates that provide a high degree of layout flexibility for tenants and a walk score of 91, making it a pedestrian paradise. It is also the only property that has an in-building connection to MARTA and is easily accessible by bicycle and other alternative modes of transit.
“It is no secret that Atlanta has become attractive to new industries and ventures, including technology, life sciences and others that want to be located near top talent and synergistic companies. Tower Square has all the potential of becoming that hub and we are excited to be part of the effort that will help to shape the city,” said Juan Bueno, Principal, U.S. President and Board Director - Avison Young.
“With top-notch research and engineering institutions and diverse talent from Georgia Tech, Georgia State and Atlanta’s HBCUs nearby, companies will find it advantageous to locate to Tower Square. In addition, there has been a boom in hospitality, multifamily and live/work/play initiatives like Lilli Midtown and Solace on Peachtree – all within walking distance to Tower Square – giving companies an edge in attracting and retaining young talent,” said Steve Dils, Principal and Managing Director – Avison Young. “In fact, Tower Square is surrounded by Millennials, Gen-Xers and 25,000+ students who attend nearby universities – all looking for jobs in fast-growth industries,” he added.
