Blue River Development Zones & Closes on 74 Acres Project in Winder

Atlanta-based Blue River Development, LLC recently closed and received zoning and development approvals on Royal Estates, a master-planned residential subdivision with single-family homes off Highway 211 near the terminus of the West Winder Bypass. Slated for 173 single-family homes, the 74-acre property was part of a family estate since the 1800s.
Royal Estates is located near the West Winder Bypass on Ga. Hwy. 211 at Barrow Park Drive. The property was annexed into the city of Winder in May 2022.
“The city of Winder supported the rezoning, and we are excited to bring 173 lots for single-family homes to the market,” Blue River Development Managing Principal Brad Cooper said. “Finished product costs are projected to be in the low $400,000s, and Royal Estates will offer exceptional built and natural amenities.”
Planned amenities include a swimming pool, clubhouse, mail kiosk, tennis courts, volleyball court, parcourse, kids’ playground and community lawn. Outdoor enthusiasts will love the 24 acres of green space, including a primary conservation area along Cedar Creek. A walking trail will connect Royal Estates to the city’s master-planned Cedar Creek Trail, adding approximately 2,800 linear feet to the trail.
Homes will range from 1,650 to 2,200 square feet. The community is zoned for Winder-Barrow High School.
