Lincoln Secures Leasing Assignments for Two Prominent Metro Atlanta Office Buildings

Lincoln Property Company Southeast (Lincoln) has been awarded the management assignment for Mayfair Royal in Midtown Atlanta and Northridge Center I and II in Sandy Springs, Georgia. Lincoln Senior Vice President of Management Services Shane Froman and Senior Portfolio Manager Office Lead Carlton Harden will oversee property management for Mayfair Royal on behalf of the owner, ICM, and Froman will also oversee property management for Northridge Center I and II along with Lincoln Senior Property Manager Chris Senden on behalf of Koelbel and Company.

Mayfair Royal is a five-story boutique office building located on 14th Street in Midtown Atlanta. Completed in 1991, it offers 29,706 square feet of space and sits less than a mile from two nearby MARTA stations. It also offers easy access to I-85/I-75 as well as local attractions including the High Museum of Art, Piedmont Park and a number of restaurants and shops. The building is equipped with state-of-the-art amenities, and the lobby was recently renovated to feature marble flooring and 15-foot high ceilings.

Northridge Center I and II are situated in the Northridge Center complex in Sandy Springs, featuring 188,944 square feet of Class-A office space. The buildings also offer a 2,000-square-foot fitness center, on-site café, outdoor seating and access to nearby entertainment, shopping and dining. The complex is located immediately off of GA-400 and provides quick access to the greater Metro Atlanta area.

According to a Q2 2022 report by Lincoln, Metro Atlanta’s office market saw a strong second quarter with positive absorption across all property classes and a vacancy decrease of 0.4%. Midtown was Atlanta’s best performing submarket of Q2, seeing a positive absorption of 646,073 square feet. Central Perimeter also saw its best quarter since 2012 with positive absorption of 362,004 square feet.
