Johns Creek City Council Unanimously Approves Rezoning Request for Medley
Wednesday, December 14th, 2022
Johns Creek City Council has unanimously approved the mixed-use rezoning request for Medley, Toro Development Company’s (TDC’s) 43-acre mixed-use destination on the site of the defunct State Farm Insurance campus. Medley’s approval comes as part of the city’s larger Town Center Vision and Plan, and is the first project to apply for and receive the new TC-X mixed-use zoning classification.
Medley will come to life at the intersection of Johns Creek Parkway and McGinnis Ferry Road (11650 Johns Creek Parkway). The site is an important component of Johns Creek’s future Town Center. Anchored by City Hall, the Town Center will span 192 acres and weave together quality housing, restaurants, retail and offices through new public pathways and parks.
“We have liftoff,” said Mayor John Bradberry. “TDC is offering something to our community that is special and unique, and something we really need. There is a value proposition here that is compelling for Johns Creek.”
TDC will develop Medley to be a magnetic “eatertainment” destination that brings the Johns Creek community together and creates a third place for people to gather outside their homes (first place) and the traditional office (second place). Plans call for up to 200,000 square feet of space for retail, restaurants and entertainment concepts, 900 residential units, which includes a mix of townhomes and luxury multifamily residences, and 110,000 square feet of office space. TDC will infuse its signature approach to building community by activating the public realm with events, designing a resort-level Concierge program and energizing the street level with thoughtfully curated retailers and chef-driven restaurants.
“City Council approval is an important milestone for Medley, and we’re thrilled to be one step closer to creating a true gathering place for the residents of Johns Creek,” says Mark Toro, principal and chief vision officer for TDC. “Medley will kickstart the transformative Town Center Vision and Plan, and we’re looking forward to continuing to work in close partnership with the city to deliver a vibrant and urbanesque mixed-use experience. Together, we will be successful in developing a special place for the Johns Creek community to call its own.”
Over the next several months, TDC will continue to engage the community via social media to learn about the types of experiences they are looking for at Medley, seeking to curate a mix of uses that complements the Town Center Vision and Plan’s five key themes: arts, culture, wellness, sustainability and innovation. Groundbreaking is planned for Q3 2023.
To execute its vision for Medley, TDC has established a best-in-class team including Franklin Street Senior Director Len Erickson and Senior Associate Kaitlyn Theriot, who will lead retail leasing; Stream Managing Director Bryan Heller and Vice President Billy Graddy, who will lead office leasing; architect Nelson Worldwide; engineering firm Kimley-Horn; and landscape architect Site Solutions.
In addition to Toro, TDC is run by development heavyweights John Kelley, Richard Munger, Vicky Boyce and Carla Cox. While working together at North American Properties Atlanta, the team led the turnaround of Atlantic Station, the ground-up development of Avalon, and the redevelopment of Colony Square.
