Connolly & Coro Announce Plans for Revamped Sandy Springs Development Just Outside Atlanta

CONNOLLY, an Atlanta-based real estate developer and investor, along with its partner Coro Realty announce new tenants and the repositioning of the commercial portion of the mixed-use development formerly known as Sandy Springs Gateway. Now recommissioned as Chastain Market, the neighborhood center is being transformed into an 18-hour destination that appeals to its immediate Chastain Park neighbors as well as Sandy Springs and Buckhead patrons. In February 2022, the partnership acquired the 120,000-sq. ft. asset located in the heart of the popular Roswell Road commercial corridor for $40.5 million.
“Since acquisition, we have viewed Chastain Market as an opportunity for us to connect with the community and create a cornerstone project that plays a vital role for the surrounding neighborhoods,” notes Timothy “J.R.” Connolly, II, chief executive officer, CONNOLLY. “Shop, dine, work, play, relax, refuel – it is all here at Chastain Market alongside 630 luxury residences at The Gateway Chastain and The Collection. A tasty breakfast, daytime errands, a quick self-care service or dinner and drinks with family and friends. We want to be all that – in an environment that is welcoming, interesting and curiosity-inspiring.”
Chef Kevin Maxey, formerly with Ford Fry Restaurants and most recognized for his work developing and executing the popular Superica concept, is opening an Italian restaurant at the property. The 4,500 square-foot restaurant, with outdoor patio space adjacent to a newly redesigned common gathering area, marks his first solo venture and is expected to open at the end of the year. “Kevin’s restaurant is the perfect addition to the community-oriented ambiance we’re striving to create,” shares Connolly.
Alloy Personal Training, a small-group gym offering customized training systems and United Community Bankalso join the tenant line-up. The recent closing of Sprouts Farmers Market brings to market a 26,000-square foot space. “Interest has already been strong, which is a testament to the quality of this asset and the location; and we are seeking another great merchant that complements our current line-up and supports our vision,” states Connolly.

Capital improvements represent a multimillion-dollar investment by CONNOLLY and Coro with a phased deployment of renovations and construction. “This is more than a new name and paint scheme,” adds Connolly. At the centerpiece is the bringing together of the four central restaurants. The new design creates a more open environment across patios and common areas with intentional connectivity to infuse energy into the dining core. The backdrop of the central restaurants features a dramatic tower enclosed with unique multi-colored glasswork. Other infrastructure improvements include creating a “main-street” appeal with murals and upgraded landscaping – with the intent to encourage leisure time and lengthen visits.
“An artistic, funky touch is being added to bring the unexpected delight to ordinary visits,” continues Connolly. “We want to elevate the customer experience no matter the duration of their stay.” The centerpiece of the artwork improvements is a ‘Welcome to Sandy Springs’ mural, featuring the City’s flying pig mascot, at the corner of Roswell Road and Windsor Parkway that now serves as gateway signage for northbound traffic crossing the city line from Atlanta. “The new name, logo, and art pay tribute to the anchor of this community—Chastain Park—and our city—Sandy Springs—and we look forward to serving our local community,” Connolly concludes.
