Atlanta Offers 2nd Biggest Homesteads Despite The Shrinking of The American Lawn

The cities that boast the most spacious homes in the country today are the modern-day American boomtowns — places where new home-building activity has soared in the last decade. According to our report, Atlanta equals size: In addition to spacious yards, with building lots of over 11,500 square feet, the median home size is 1,953 square feet.

Bigger is better and more attainable in Atlanta and these are the reasons why: 

  • With an impressive average lot size of about 11,560 square feet (about twice the area of a basketball court), Atlanta is second only to Nashville, TN, for its generous yards among the 50 largest US cities analyzed.At the other end of the spectrum, Philadelphia, PA, has the smallest lots, with a median size of just 1,419 square feet, or about 10 times smaller than Atlanta’s median size.

  • The typical home size is about 1,953 square feet here, which ranks Atlanta number five for living space offered, wedged between Raleigh, NC, and Miami, FL. An Atlanta home occupies only 17% of the lot, leaving homeowners plenty of land devoted to green space. 

  • Atlanta’s single-family homes expanded over the past decade, registering a hefty median size of 2,500 square feet in 2023, 28% more than the overall inventory. Building lots, on the other hand, lost significant space and are almost 50% smaller than the city’s overall median lot size. 

  • Nationwide, big homes with tons of outdoor space are getting harder to come by. The typical American house is sitting at around 2,299 square feet, 4% smaller than 10 years ago, while the typical lot size dwindled by 8% to 8,891 square feetduring the same period. In the meantime, the average price of a new home has soared 70% from 2013.
