Portman Lands First Retail Tenant for Spring Quarter; Launches Multifamily Preleasing

 National developer Portman today announces Pepper Boxing as the first retail tenant for Spring Quarter, the premier mixed-use development rising in Midtown. Pepper Boxing will be located at the ground-floor space of Sora, the destination’s 30-story, 370-unit luxury residential tower. In partnership with national management company Bozzuto, pre-leasing efforts for Sora are now underway, as Portman plans to deliver the first units this September.  

Pepper Boxing, an Atlanta-based cardio boxing class combining shadowboxing, high-intensity interval training weights, will open its third Atlanta location at Spring Quarter this winter. The fitness concept’s unique design features the only circular heavy bag layout in the world, giving participants access to the instructor at all times during the 50-minute class. Fans of the fitness brand can expect Pepper Boxing’s 3,650-square-foot space at Spring Quarter, located in the ground-floor retail space of Sora, to be outfitted with the same motivational instructors and high-energy music as its additional locations in Buckhead and the Battery.

Located at the corner of Spring Street and 10th Street NW, Sora marks the first phase of Spring Quarter, which nearly encompasses a full city block. The project is anchored by the historic HM Patterson Home and Gardens, which is being reimagined into a one-of-a-kind experiential retail destination. Spring Quarter also includes a 1020 Spring, a 525,000-square-foot, Class-A office tower that broke ground in April 2022. Portman plans to deliver the entire project in Q3 2024.
