Staff Report From Georgia CEO

Wednesday, May 1st, 2024

Toro Development Company (“TDC”) today announced eight restaurants and retailers will join Medley, the 43-acre mixed-use destination coming to Johns Creek. With the newest additions of 26 Thai Kitchen and Bar, Five Daughters Bakery, Drybar® Shops, Minnie Olivia, Burdlife, Amorino, Pause, Fogón and Lions, and Clean Your Dirty Face, TDC has lined up 19 exceptional brands for the project.

“We have seen insatiable demand from new-to-market and chef-driven concepts who believe in our vision for Medley and are committed to creating something special for the Johns Creek community,” said TDC’s Vice President of Leasing Kimberly Goetz. “Our carefully curated tenant mix will deliver a ‘Third Place’ experience that brings people together, and we’re excited to keep building on this momentum. Already we are more than halfway leased on the first phase of the retail component.”

The newly announced concepts include:

  • 26 Thai Kitchen and Bar, an Atlanta-based Thai restaurant offering authentic cuisine, friendly service and creative beverages. Every dish is prepared with fresh ingredients married with traditional techniques for an unforgettable dining experience in Johns Creek.

  • Five Daughters Bakery, a family-owned business famously known for its “Hundred Layer Doughnuts,” and selection of pastries that are made daily from scratch. The Medley location will become the bakery’s first in the Johns Creek area.

  • Drybar® Shops, the premier blowout and styling brand known for providing the ultimate blowout experience. Drybar at Medley will feature the shop’s signature design aesthetic and offer a selection of its own award-winning product line.

  • Minnie Olivia, a neighborhood wood fired Neo-Neapolitan style pizzeria with a menu featuring handcrafted pizzas, sandwiches, pasta and more. Medley will become the restaurant’s second location.

  • Burdlife, a Texas-born jewelry store specializing in permanent jewelry, ear piercings and in-store styling. Medley is Burdlife’s third store in the country and the first in Georgia.

  • Amorino, an authentic artisanal gelato shop that originated in Paris and offers a range of emblematic flavors such as bourbon vanilla and pistachio mawardi for its gelato, macaroons and frozen desserts. Medley will become the shop’s second Atlanta location and the first in the suburbs.

  • Pause Studio, which combines modern and healing modalities such as floatation therapy, infrared sauna, cold plunge and more to boost immunity and support mental and physical recovery.

  • Fogón and Lions, an authentically grounded and innovative Spanish-Latin restaurant serving unique steaks, seafoods, ceviches, cheeses and more. Fogón and Lions will open its second location at Medley.

  • Clean Your Dirty Face® , a facial bar concept offering 30-minute facials designed with efficiency, effectiveness, and education. With the in-and-out precision you can expect from nail salons and blowout bars, Clean Your Dirty Face® is the place to visit an esthetician regularly and receive personalized, professional skincare in a friendly + fun setting.

Previously announced tenants for Medley include Ford Fry’s Little Rey, CRÚ Food & Wine Bar, Fadó Irish Pub, Summit Coffee, Lily Sushi Bar, Knuckies Hoagies, Cookie Fix, Sugarcoat Beauty, BODY20 and AYA Medical Spa.

Located at the intersection of Johns Creek Parkway and McGinnis Ferry Road, Medley will encompass 200,000 square feet of retail, restaurant and entertainment space designed around a vibrant public realm; 900 luxury residences, featuring a mix of townhomes and apartments; 110,000 square feet of lifestyle office space; and a 25,000-square-foot Plaza. TDC will infuse its signature approach to resort-style hospitality at Medley, which includes hosting approximately 200 events per year, ranging from outdoor wellness classes and live music to art festivals and watch parties.

Last month, TDC purchased the land for Medley, bringing the project one step closer to becoming a “Third Place” for Johns Creek. Groundbreaking is planned for later this year, with the first phase opening expected in Q3 2026. The first phase will include approximately 180,000 square feet of retail, restaurant and entertainment space, 108,000 square feet of lifestyle office space, 340 multifamily residences, 133 townhomes and the activated Plaza.

TDC has already demolished a 350,000-square-foot commodity office building to make way for Medley’s pedestrian-friendly streets, retail and outdoor gathering spaces. The site features a 4-story office building that is being incorporated into the master plan to create a commute-worthy workplace. Notably, Medley represents an important part of the city’s 192-acre Town Center Vision and Plan, which will weave together quality housing, restaurants, retail and offices through new public pathways and parks.

TDC has assembled a best-in-class team to execute the project, including Franklin Street Senior Director Len Erickson and Senior Associate Kaitlyn Theriot for retail leasing; Stream Managing Director Bryan Heller and Vice President Parker Welton for office leasing; architect Nelson Worldwide; engineering firm Kimley-Horn; and landscape architect Site Solutions.

In addition to Toro, TDC is run by development heavyweights John Kelley, Richard Munger, Vicky Boyce and Carla Cox. While working together at North American Properties Atlanta, the team led the ground-up development of Avalon, the redevelopment of Colony Square and the turnaround of Atlantic Station.
