King & Queen Buildings Achieve 361,133 SF in Leasing Over Past Year, Including Largest Lease in Atlanta’s Central Perimeter Since 2018

Real Estate Developer and landlord Building & Land Technology has signed 361,133 square feet of new, expansion and renewal leasing deals in the last 12 months at its iconic King and Queen buildings located within Concourse Office Park.
This includes a new 180,000-square-foot office lease signed in 2024 with Newell Brands for their new
headquarters within the Queen building, making it the largest office lease in Atlanta’s Central Perimeter since 2018 (source: Cushman & Wakefield Atlanta Research). They are relocating their headquarters from within Sandy Springs to their new space, which will house the company’s executive team and its corporate employees. Other notable transactions at the King and Queen buildings over the past year include leases with NICE Systems, IMA Financial Group, Snellings Walters and Atlanticus.
Of the 23.2 million square feet of new leasing activity in Metro Atlanta since 2021, 75.4%, or 17.5 million square feet has occurred in Class A product. The lease with Newell Brands marks the fifth new lease over 100,000 square feet in Q2 to date, all of which were signed in Class A assets in Metro Atlanta (source: Cushman & Wakefield Atlanta Research).
Leasing activity remains robust at the King and Queen buildings, bringing occupancy to over 92% in the Queen Building. The King Building has two notable opportunities remaining to lease, including the top two penthouse floors, which provide unobstructed panoramic views of all of Atlanta. Additionally, there is a140,000-square-foot contiguous block of availability with outstanding views and floor plate flexibility.
Concourse Office Park overall has seen significant recent investment, including the existing 80,000-square-foot fitness center which reopened as the Lifetime Perimeter along with the completion of renovations at the existing 372-room Westin Hotel on-site that features 38,000 square feet of event space, and a brand new restaurant with indoor and outdoor dining and conference facilities for up to 900 people. These improvements are further supported by the recent completion of a major, $1 billion transportation project by the Georgia Department of Transportation, making the park conveniently accessible from anywhere in the region.
