Stonemont Financial Group Secures Lease at Industrial Park in Chamblee, GA

Stonemont Financial Group, a private real estate investment firm specializing

in industrial development, acquisitions and net lease investments, and its venture partner Seven Oaks

Company announced today that they have signed a 45,000-square-foot lease with Aramark

Refreshments at Chamblee International Logistics Park in Chamblee, Georgia, outside of Atlanta. The

lease is the third to be signed at the newly delivered, four-building complex, which is now almost 50%

leased.

Aramark Refreshments, a subsidiary of Aramark and provider of food service and facilities, has signed a

full-building lease to occupy Building 4 at Chamblee International Logistics Park to support its

refreshment services arm. The industrial complex fronts Chamblee Tucker Road and Chamblee

Dunwoody Road, in close proximity to DeKalb-Peachtree Airport (PDK) and I-285. It is one of the only

Class A industrial properties to deliver within the I-285 perimeter in the last ten years.

Chamblee International Logistics Park was completed in February of this year and has already signed a

17,128-square-foot lease at Building 1 and a 50,720-square-foot lease at Building 2. Currently available

for lease is all 67,896 square feet in Building 3, and 56,462 square feet between Buildings 1 and 2.

Joseph Rogers, Jamie Hargather and Riley Levitt of Wilson Hull & Neal are handling leasing on behalf of

ownership. Additional project partners include Catamount Constructors as the general contractor,

Kimley Horn and Associates as the civil engineering firm and Ware Malcomb as the architect.

According to the 2020 U.S. Census, Chamblee is the fastest-growing city within Metro Atlanta, tripling its

population since 2010 mostly due to its location as a key transportation hub. With premier access to

routes including I-285 and I-85, low home prices and high population growth, Chamblee has quickly

become an in-demand area for industrial users looking to capitalize on its convenience. Leasing activity

in Metro Atlanta remained healthy in Q1 2024, with 7.2 million square feet signed, 74% of which were

new deals.

Stonemont remains active across Georgia with over 2 million square feet of development recently

completed or under construction around the state. Most notably, the firm recently broke ground on a

three-building industrial park totaling 903,701-square-feet in Locust Grove, Georgia, one of the only of its size to break ground in the Atlanta market in Q1 of this year. Stonemont also recently completed a

234,000-square-foot spec facility in Braselton, Georgia and a 733,200-square-foot warehouse at Georgia International Trade Center in Effingham County, Georgia.
