Mayor Dickens and Atlanta Urban Development Announce Request for Qualifications for Gun Club Park Redevelopment

Mayor Andre Dickens and Atlanta Urban Development (AUD) announced the release of a Request for Qualifications (RFQ) aimed at identifying development partners for the redevelopment of Gun Club Park—a decommissioned City of Atlanta park that has remained vacant for more than 20 years.

Phase I of this redevelopment initiative marks a significant step towards transforming the former park—once a barrier and public safety concern—into an amenity-rich, mixed-income community. This thriving neighborhood will be connected to the rest of the city through an extensive trail network, featuring parks and community facilities for both residents and neighbors.

“Announcing this RFQ is a significant step in our extensive community planning initiative, aimed at bringing new families and facilities to this key area of the Westside,” said Mayor Dickens. “Situated near the Westside Reservoir Park—now Atlanta’s largest park—and the Proctor Creek trail, this plan exemplifies ‘Trail-Oriented Development,’ prioritizing access to top-tier recreational amenities while fostering a vibrant mixed-use community. Our commitment includes more than 200 units of permanently affordable housing, contributing to our goal of building or preserving 20,000 affordable housing units.”

The project encompasses a total of 44.1 acres to be developed over multiple phases. In alignment with the Gun Club Park Small Area Plan approved last year, the redevelopment will include an even split of homeownership and rental units, ranging from small-lot single-family homes to missing middle units and small apartment buildings. The RFQ calls for 40% of rental units to be set aside as affordable to households with a mix of units for households at 50% and 80% of the Area Median Income (AMI). The homeownership portion calls for 25% to be set aside at affordable prices. AUD and the City of Atlanta are seeking a development partner capable of collaborating with City agencies and stakeholders like Invest Atlanta to ensure the project integrates seamlessly with the surrounding communities, connecting to existing trails, parks, sidewalks, roads and greenspace. The current plans include retaining 40% of the existing tree canopy.
