Westside Paper Adapts, Adding 113,000+ Square Feet of New Leases, Including Carbon Performance

Carbon Performance, the state-of-the-art fitness club known for its cutting-edge facilities and comprehensive wellness offerings, is opening its first location outside Tennessee. The 33,500-square-foot space rounds out an active 2024 lease year for Westside Paper on Atlanta’s Westside.
Reimagined by FCP® and Westbridge, the 15-acre adaptive reuse project is centered around a 70-year-old former paper manufacturing plant located at 950 West Marietta Street. It has been transformed into a dynamic mixed-use development with a unique industrial heritage, soaring ceilings and ample parking. The Atlanta BeltLine Connector Spur Trail is immediately adjacent to the property.
Since shifting its ground floor focus from office to retail tenants last year, Westside Paper has secured over 113,000 square feet of new leases in 2024, including a 50,000-square-foot showroom by Construction Resources, a 13,000-square-foot event venue by Proof of the Pudding (Atlanta’s largest caterer) and a 24,500-square-foot padel facility by Brooklyn-based Padel Haus — the first of its kind in Atlanta.

Founded by Brent and Victoria Laffey, Carbon Performance provides strength training, and cardio equipment hand-selected from top manufacturers. Classes include boot camps, Pilates and yoga classes, personal and group training sessions, youth performance programs and wellness amenities including infrared saunas, cold plunges and a café with a smoothie bar. The layout is intentionally designed to maintain a boutique feel, seamlessly blending expansive resources with personalized experiences.
