Swinerton, an industry-leading commercial general contractor with offices nationwide, readies to undertake several construction projects totaling $23.2 million at Hartsfield-Jackson Atlanta International Airport on behalf of the City of Atlanta. In 2023, Swinerton, in partnership with Atlanta-based WEBMyers Construction, was selected as one of the city’s Managing General Contractor (MCG) On-Call providers for airport construction projects. To date,  Swinerton’s Atlanta division has completed more than $21 million of construction projects at the international airport for various entities and companies, including the City of Atlanta, Delta Airlines and others.

“Many of these projects are intended to improve the overall experience at Hartsfield-Jackson. In fact, the importance of the passenger experience dates back to Former Mayor William B. Hartsfield, who opened the existing terminal in 1980,” says Eddy Einem, senior project manager and aviation market leader, Swinerton Atlanta division. “Ever since the return of travel following the pandemic, passenger traffic has exponentially climbed at the airport. Today, one of the priorities of airport executives continues to be to ensure a welcoming, quality travel experience for the 286,000 passengers that pass through each day and a safe, healthy and modern environment for its 63,000 employees that keep the busiest airport in the United States operating.”

The most notable project is the $21 million complete renovation of the restrooms located in North Terminal and Concourses T, C and F. The City of Atlanta hired Swinerton to upgrade six pairs of restroom facilities, two pairs in Concourses F and T and one pair in Concourse C and North Terminal. Several family restrooms will also be renovated. Demolition of the interiors and chase wall started last month. The new orientation and design aims to maximize passenger flow.

“Swinerton’s extensive experience within Hartsfield-Jackson equips our team to tackle the unique challenges that we are expecting at this airport that has welcomed passengers with essentially the same restrooms since 1980,” adds Einem. For instance, several of the restrooms are located above electrical and mechanical rooms and the airport’s underground transportation system known as The Plane Train, creating challenging access points. The project is expected to be complete by the end of 2025.

“Another project is ready to start this month as part of our MGC On Call assignment,” explains Chondra Webster Myers, CEO, WEBMyers Construction. The nearly $1 million renovation of the 5,500-square-foot Security Badging Office at Hartsfield-Jackson is intended to improve the efficiency of processing every airport worker, including concessions employees, airline staff and contractors. Provided by Atlanta-based Brink Design, the design doubles the space devoted to processing and includes 15 desk-style, seated stations with data ports, card printers and fingerprinting machines, significantly accelerating the number of airport employees that can be processed hourly. The construction scope includes demolition, drywall installation, electrical and data upgrades as well as modifications to the HVAC system to accommodate the new layout. The department will continue to be operational during the construction, calling for an overnight work schedule that returns the workspace to operational-ready each day. The project is expected to be completed by late spring.

The Swinerton and WEBMyers partnership is also undertaking the $1.2 million renovation of all TSA breakrooms throughout Hartsfield-Jackson. Designed by The Creative Eye Architects LLC, the project includes 13 breakrooms totaling 42,000 square feet. Undertaken while the rooms remain operational, the construction scope includes removing and installing flooring, replacing millwork and patching and painting walls. The project is expected to be completed by July.

“The executives at Hartsfield-Jackson are not only focused on passengers and their experience but also those who call the airport their ‘work home’,” adds Myers. “Providing a well-designed and pleasant workspace for employees is essential to the airport’s success. The current breakrooms are significantly outdated and no longer meet the needs of a modern workforce and growing TSA team. The new space will definitely deliver comfort and function.”

These three projects come on the heels of another recently completed project at Hartsfield-Jackson for the Swinerton and WEBMyers partnership. The $600,000 renovation of the Department of Aviation Finance Office at 1255 Airport Inner Loop Road was completed last year. Designed by Goode Van Slyke Architecture in a joint venture with Corgan, the renovations provided a more efficient layout for the 1,739-square-foot office space that now includes 10 workstations, four private offices and a conference room. Ceilings were exposed to a height of 18 feet with walls painted and carpet installed to create a modern environment. Another overnight work schedule allowed employees to continue to utilize the space during construction. “Our night crews were so efficient, we were able to finish the project three weeks ahead of schedule,” adds Einem.

Since expanding to the Southeast in 2018, Swinerton’s Atlanta division has constructed nearly $500 million of commercial environments. The expert team of 70 construction professionals specializes in aviation, corporate interiors, healthcare, hospitality, and senior and affordable multifamily housing.
