Trammell Crow Company (TCC), a leading commercial real estate developer and JV partner CBRE Investment Management, on behalf of a fund it manages, has completed construction on the first phase of Jackson 85 North Business Park (Jackson 85 North) in Pendergrass, Georgia. Phase one features two Class-A speculative warehouse buildings totaling 1,556,350 square feet on 215 acres of land.

Building 1 measures 538,450 sq. ft. while Building 2 spans 1,017,900 sq. ft. These state-of-the-art cross-dock warehouses include 40-foot clear heights, 185-foot concrete truck courts, abundant trailer and auto parking, over 290 dock door positions, and four drive-in ramps. Each building features a watertight roofing system that can accommodate future solar panels, ample electrical service, and an ESFR fire protection system. Both buildings also come with a 3,900-sq.-ft. fully air-conditioned interior office area.
 
Design for phase two of Jackson 85 North is underway and includes two additional speculative warehouses measuring 210,080 sq. ft. and 524,160 sq. ft. Phase Two could also accommodate a build-to-suit warehouse of up to 750,000 sq. ft. Marketing and leasing for the entire project is being led by Wilson Hull & Neal Real Estate.

The Jackson 85 North Business Park is located approximately 60 miles northeast of Atlanta. The location affords tenants easy access to Interstate 85, Metro Atlanta, and to major markets in other nearby states.
