Medley Townhomes Represent New “Mixed-Use Resi” Category in Real Estate

Toro Development Company (TDC) today unveils plans for a neighborhood of 133 luxury, full-brick townhomes at Medley, the 43-acre mixed-use destination coming to Johns Creek. The neighborhood represents a novel category in residential real estate: For-sale homes that are seamlessly integrated within suburban, walkable, mixed-use communities.  

“With Avalon, we saw incredible home value growth because of the unique lifestyle that comes with owning a home in a mixed-use environment," said TDC’s Chief Vision Officer Mark Toro, an Avalon homeowner himself. “We will create a similar experience outside the front door of Medley’s homes – a Third Place where residents can walk outside, connect with community and enjoy life without getting in their car. What a rare luxury that is in the suburbs.”

Since Avalon’s 101 homes were brought to market in 2016, their value has far outpaced the region. Currently, the average price-per-square-foot value of Avalon’s homes is $565 – or 221% of the metro’s median price-per-square-foot of $255 (source: Realtor). One of Avalon’s 4 bed/5 bath single family homes – 326 South Esplanade – sold in April 2024 for $2.75 million, priced at $859 per square foot. A 5 bed/5 bath home located at 355 Anglin Walk in Alpharetta, less than 3 miles from Avalon, sold in October 2024 for $1.33M, priced at $380 per square foot. The latter home is newer by 7 years, but it doesn’t have the walkability and unique amenity of Avalon. Empire Communities, the exclusive homebuilder for Medley, is seeing similar trends at other suburban mixed-use communities, such as Halcyon.

Located along Lakeview Drive and Johns Creek Parkway, Medley offers two distinct home designs. Ranging from 2,000 square feet to 2,800 square feet, all townhomes are three stories and feature an outdoor terrace. The homes will offer open floor plans with three or four bedrooms and 10’ ceilings in the main living space. The legacy-built homes will be constructed with best-in-class craftsmanship featuring natural wood, stone and authentic building materials. Sales will be available starting in 2026.

The neighborhood will feature a central green space anchored by a pool and clubhouse, as well as an additional pocket park and access to two public parks. Residents will be immersed within Medley’s activated mixed-use environment, which includes 150,000 square feet of retail, restaurant and entertainment space, a 175-key boutique hotel, 110,000 square feet of lifestyle office, 750 multifamily residences, and a 25,000-square-foot Plaza that will host a variety of community events.

TDC has already secured 26 best-in-class brands for Medley, including a neighborhood grocer, Sephora, Rena’s Italian Fishery & Grill, High Country Outfitters, BODYROK, Petfolk, Ford Fry’s Little Rey, CRÚ Food & Wine Bar, Fadó Irish Pub, Playa Bowls, Summit Coffee, Lily Sushi Bar, Knuckies Hoagies, Cookie Fix, Sugarcoat Beauty, BODY20, AYA Medical Spa, 26 Thai Kitchen and Bar, Five Daughters Bakery, Drybar® Shops, Minnie Olivia, Burdlife, Amorino, Pause Studio, Fogón and Lions and Clean Your Dirty Face®.

Medley serves as an important part of Johns Creek’s 192-acre Town Center Vision and Plan, which will weave together quality housing, restaurants, retail and offices through new public pathways and parks, furthering the walkable lifestyle for residents. Medley officially broke ground on construction in January and will celebrate its grand opening on October 29, 2026.
