TCC Signs 59K-SF R&D HQ Lease with Duracell at Science Square Labs in Atlanta

Trammell Crow Company (TCC), a leading real estate developer, has signed a 59,000-square-foot lease with Duracell, one of the world’s leading battery manufacturers, at Science Square Labs in Atlanta, Georgia. The company is relocating its Research and Development (R&D) headquarters to Science Square Labs and will occupy two full floors by summer 2026.

The new R&D facility at Science Square Labs will be designed to support Duracell’s continued growth and innovation. The modern space will serve as Duracell’s innovation hub and will feature state-of-the-art laboratories, modern collaborative workspaces, and advanced technology infrastructure to support groundbreaking research and development activities. The move is expected to bring with it more than 100 jobs.

Science Square is Georgia Tech’s 18-acre, multi-phase, mixed-use innovation district offering 1.6 million sq. ft. of lab and office space, 500 market-rate apartments, and 25,000 sq. ft. of ground-floor retail space. In addition to Science Square Labs, phase one of the development, which was delivered in April 2024, also includes ground-floor retail and The Grace Residences, a 280-unit, 14-story multifamily high-rise which is over 75% leased only 10 months after welcoming its first residents.
Science Square Labs, developed and owned by TCC, is the first speculative lab/office building developed in Atlanta. The building is the heart of the Science Square innovation district and is designed to meet the needs of established R&D companies as well as start-ups and growth-stage groups in the science, technology, and life sciences sectors. Science Square Labs enhances the growing life sciences ecosystem in Atlanta through its partnership with Portal Innovations to provide lab and office space, incubator services and access to venture capital for life sciences start-ups spinning out of the city’s universities and technology institutions. Science Square Labs was constructed by Brasfield & Gorrie, designed by Perkins&Will, and is a candidate for LEED Gold and WELL Gold certifications.
