CCI Secures $18M in Financing for Georgia Tech Mixed-Use Redevelopment

CCI Real Estate, a real estate investment company centered on missional impact and community transformation, announced today that it has closed on a $18 million construction loan for a mixed-use project on the campus of the Georgia Institute of Technology in Atlanta, Georgia. The project is in partnership with the Georgia Baptist Mission Board (GBMB) and will replace the existing Baptist Collegiate Ministries (BCM) location at Georgia Tech with new residences, retail and ministry spaces.

CCI, with the assistance of its debt capital advisor, Lance Thurman of Summerhill CRE, secured a highly favorable loan structure and terms with Alabama-based Southern States Bank, given the strength of the project.

Located at 740 Techwood Drive, the 64,000-square-foot building will sit on a half-acre site and span five floors, with 12,000 square feet of retail and student gathering space at the ground level. It will offer 55 one- and two-bedroom residences, upgraded ministry facilities, an on-site coffee house and additional lounge space.

BCM has maintained a strong presence at Georgia Tech for over 75 years, and the new mixed-use project will expand its influence within the community for years to come by bringing quality housing options close to Bobby Dodd Stadium, a prime location on campus. Construction is scheduled to begin this summer, with completion and opening expected by Summer 2027. Preleasing will begin before the opening and True North Companies is serving as the general contractor. 

CCI is also redeveloping the BCMs at the University of Georgia in Athens, Georgia, and Georgia Southern University in Statesboro, Georgia. These projects include the redevelopment of irreplaceable on-campus sites into multi-story developments to provide residential units, support retail and dynamic gathering spaces for students, faculty and visitors.
