Kaufman Capital Partners and City of Doraville Move Forward on New Doraville City Center
Friday, May 16th, 2025
The City of Doraville, in partnership with project Master Developer, Kaufman Capital Partners (KCP), announces the selection and engagement of the general contractor and architectural firm to work on the next phase of progress on the Doraville City Center. This significant and transformative project will revitalize 13 city-owned acres situated between New Peachtree Road and Buford Highway, adjacent to the Doraville MARTA Station, to bring the vision of a vibrant, connected community hub to life for Doraville residents.
McMillan Pazdan Smith is the lead architectural firm and Choate Construction is the general contractor, and following an RFP process, contracts were executed in April 2025. The current Doraville City Hall, the police station and other civic functions currently located on the development property are scheduled to relocate in late June or early July to a KCP renovated mixed-use property adjacent to the new Lumen Doraville Apartments on Tilly Mill Road and Peachtree Boulevard. Then, demolition of the current city facilities will follow in preparation for sitework of the new City Center.
As Master Developer, Kaufman Capital Partners is managing the comprehensive coordination and execution of the City Center’s next phase — including a newly constructed downtown street grid, expansive public green spaces and the “Doraville People’s Building,” which will house the new Doraville City Hall, a public library and a café that will face the new public town green.
In addition to new public infrastructure, Kaufman Capital Partners is curating the broader City Center experience through placemaking strategies, retail and restaurant partnerships, and branding initiatives designed to establish Doraville City Center as a premier destination and community hub for residents, businesses and visitors.
At the helm of the ambitious Doraville City Center project are Garry Sobel, who leads Kaufman Capital Partners’ work as the City Center project’s Master Developer, and Doraville City Manager Chris Eldridge, who represents the City’s commitment to innovation and long-term growth.
“This is more than buildings and streets — it’s about creating the beating heart of Doraville,” said Garry Sobel, partner – Kaufman Capital Partners. “For more than two years we have collaborated closely with City leadership as Master Developer to bring this vibrant vision to life — one that reflects the energy, history and spirit of the Doraville community. It’s our hope that the City Center will not only act as a central gathering space for the community but also as a catalyst for growth along the corridor.”
Doraville City Manager Chris Eldridge emphasized the strategic importance of this partnership: “Our collaboration with KCP is foundational to a City Center that is not only built for today — but also for generations to come. Together, we’re creating a downtown that will transform the city’s core into a thriving, welcoming and enduring destination.
Doraville’s leadership and residents have long envisioned a thriving downtown hub. In 2021, the City of Doraville partnered with the Urban Land Institute (ULI) for a Technical Assistance Panel focused on redeveloping the downtown Doraville area. Involved from initial concepts, Kaufman Capital Partners has been instrumental in the process of bringing this redevelopment project to life, overseeing an implementation plan and feasibility studies completed in 2024.
