Porter Logistics Backfills Key Cold Storage Space in Atlanta Industrial Market

JLL today announced the successful lease of 150,000 square feet of cold storage space at Logistics Pointe in South Fulton, Georgia, to Porter Logistics, an Atlanta-based 3PL warehousing and transportation company. The transaction backfills a recently vacated space and brings renewed economic activity and job growth to the submarket. Porter Logistics already occupies 266,813 square feet of dry storage at the facility, and with this latest signing, it has a combined footprint of 412,513 square feet. JLL Executive Managing Director Austin Kriz handled the lease on behalf of Porter Logistics. 

Located at 605 Selig Drive, Logistics Pointe is a 650,259-square-foot industrial facility offering robust logistics capabilities. The property features 120 exterior dock doors, four drive-in bays and clear heights ranging from 24 to 27 feet. Situated on over 40 acres, it provides ample trailer parking and is fully fenced for enhanced security. Strategically positioned with immediate access to Interstate 20 and just 16 miles from Hartsfield-Jackson Atlanta International Airport, the facility serves as a hub for regional distribution. The expansion consolidates Porter’s operations and strengthens its ability to serve high-profile users requiring integrated cold and dry storage solutions. 

“Transitioning cold storage space between users is uniquely complex due to the specialized infrastructure, high operating costs and limited market supply,” said JLL’s Kriz. “By leveraging our longstanding relationship with Porter Logistics and understanding of its strategic business goals, we were able to move swiftly to expand its operations within the same facility. This not only centralized its cold and dry storage under one roof, but also allowed the company to accelerate growth and diversify its customer base, creating a win-win outcome for both the tenant and ownership.”

The building is already operational with clients actively moving into the Atlanta cold storage facility. Porter Logistics rapidly mobilized its workforce by rehiring key personnel from the previous occupier, including general managers, operations leads and cold storage supervisors. The company is also actively bringing back additional former employees with deep familiarity with the building, ensuring a smooth transition.

According to JLL’s Q1 Atlanta Industrial Outlook, the market is stabilizing. While overall activity has moderated, net absorption remained positive, a strong sign that tenant demand remains steadfast. Meanwhile, development has slowed considerably, with under-construction volume down 51.1% year-over-year, pointing to a tightening supply pipeline. This shift is expected to heighten demand for versatile, well-located facilities like Logistics Pointe. Porter Logistics’ recent lease highlights the sustained demand for move-in-ready industrial space in a constrained development environment.
