Marcus & Millichap Closes $1.65M Sale of Dunkin’ in North Atlanta Suburb

Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of a Dunkin’ Donuts with a drive-thru in Roswell, Georgia, for $1,650,000. 

 “This was a rare, well-located QSR opportunity in the affluent Roswell market, offered at an attractive basis,” said Don McMinn, senior managing director investments in Marcus & Millichap’s Atlanta office. “The asset checked all the boxes for the buyer—strong tenant, prime location, below-market rent, and a purchase price below replacement cost.” McMinn represented the buyer, a private real estate investor, in the transaction.  

The Dunkin’ property is located at 4691 Woodstock Rd, situated on a 0.97-acre lot in a densely populated retail corridor near the intersection of Sandy Plains Road and Woodstock Road. Built in 2014, the property is a ground lease with a lease term running through 2034.
