Portman Holdings Acquires Brookside Office Park

National developer Portman Holdings today announced the acquisition of the Brookside Office Park in Alpharetta, Georgia, advancing its strategic focus on repurposing and redeveloping urban infill sites beyond traditional city centers. This continues Portman’s focus on infill mixed-use initiatives in and across the Sun Belt, reinforcing its commitment to transforming underutilized properties into vibrant, community-oriented destinations.

“This acquisition reflects our continued pursuit of high-potential sites where we can apply our integrated development expertise,” said Travis Garland, Chief Development Officer at Portman. “Brookside represents an opportunity to go beyond office, placing greater emphasis on residential and retail uses that align with the evolving needs of suburban communities.”

The 20-acre site, currently home to two Class-A office buildings totaling approximately 266,000 square feet, is positioned along North Point Parkway with direct access to the Big Creek Greenway. Portman plans to retain one 130,000-square-foot building while razing the other to pave the way for an immersive redevelopment. The proposed vision includes 335 multifamily residences, 70 townhomes and 60,000 square feet of retail and restaurant space, all interwoven with activated public gathering areas, pedestrian connections and outdoor amenities that promote walkability and community engagement. Portman’s Head of Retail Development Dotan Zuckerman and Retail Leasing Manager Anders Fry are leading the retail strategy and leasing efforts for the project.

Built in the early 1980s, Brookside Office Park has long been a cornerstone of Alpharetta’s commercial landscape. In recent years, declining occupancy and underutilization have highlighted an opportunity to reimagine the site through adaptive reuse and a forward-looking, mixed-use approach designed to meet the community’s evolving needs.

The redevelopment received unanimous approval from the Alpharetta City Council in April, a major milestone toward the transformation of the site into a mixed-use destination. Construction is expected to begin in summer 2026, with completion anticipated in 2029.
