Waterloo Partners and ICM Property Group Deliver and Sell River Park 10, Showcasing Strategic Execution

 Waterloo Partners and ICM Property Group have completed and sold River Park 10, an 825,000-square-foot Class A industrial facility on the southside of Atlanta, the result of a clear strategic vision executed from land acquisition through delivery and sale. 

Waterloo Partners Founder and Principal Brad Jancik credits the outcome to a laser-focused approach built on deep relationships and market expertise.

“Our business thesis when we started this project and raised capital in a challenging market in late 2023 was that when we delivered this building, it would be one of one with little competition in the market,” Jancik said. “That proved out with an excellent outcome for our partners and investors.”

Completed in late 2024, River Park 10 features 40-foot clear heights, 166 dock doors, 226 trailer stalls and 479 employee parking spaces. The facility offers direct access to major transportation corridors including the Port of Savannah, a deep labor pool, and proximity to major population hubs. It was designed to support high-volume operations with best-in-class infrastructure and flexibility for logistics, manufacturing and utility use.

The sale advances the broader River Park industrial park development, which spans more than 1,100 acres and is planned to include more than 21 million square feet across 16 industrial and commercial buildings. River Park continues to attract robust demand, bolstered by recent large-scale leases with national and international firms, reinforcing its position as one of the nation’s premier logistics and distribution hubs.  Key tenants in River Park include Proctor & Gambel, Amazon Web Services, Travelpro, GreenBox and Yusen Logistics.
