Khao Thai Isan to Open in Downtown Atlanta

Khao Thai Isan, a Thai tapas restaurant, will open next year at The Mitchell, the first residential ground-up building completed within the $5 billion Centennial Yards mixed-use development in Downtown Atlanta. The new concept is from sisters Niki and Tanya Pattharakositkul, who were born and raised in Thailand and are also behind Atlanta-area Thai restaurants 26 Thai, Pink Lotus, Blackjack Bar Tapas and the forthcoming Terminal 26 at Ponce City Market. Khao, which translates to "rice" in Thai, is inspired by the Northeastern region of Thailand and will offer tapas-style Thai plates, cocktails and beer.

The menu will showcase shareable small plates featuring bold, street food flavors from Thailand’s Isan region, served with modern and stylish presentation. To pair, guests can enjoy Thai-inspired cocktails or beer towers. 

“In Thailand, when people meet each other, rather than saying 'hi' or 'how are you,' they say 'Gin Khao Mai,' meaning 'have you eaten yet?’” said Niki Pattharakositkul, Founder of Khao Thai Isan. “We wanted to bring that same sense of welcoming and community to anyone who dines at Khao Thai Isan. The restaurant is our way of saying ‘hello’ to Downtown Atlanta, as this will be our first venture in the area.” 

Located at the base of The Mitchell, a 19-story apartment building featuring 304 modern residences and 16,000 square feet of ground-floor retail, Khao Thai Isan will debut as part of a growing lineup of retail and dining concepts shaping the street-level experience at Centennial Yards. The restaurant will occupy nearly 5,000 square feet of the building’s retail and restaurant space, with a large outdoor patio designed to evoke the vibrancy and energy of Isan’s street food culture. The interior design, as with the logo, will draw inspiration from the “kratip,” a traditional sticky rice container originating in the Isan region.

“Centennial Yards will be a place for everyone to enjoy unique dining experiences,” said Brian McGowan, President of Centennial Yards Company. “Khao Thai Isan aligns perfectly with the neighborhood vibe we are curating for the district.”

Set to open ahead of the 2026 FIFA World Cup, Khao Thai Isan will bring its vibrant Thai tapas concept to the heart of Downtown Atlanta. Located steps from Mercedes-Benz Stadium and State Farm Arena — and walkable to the Entertainment District at Centennial Yards — the restaurant joins a reimagined destination anchored by immersive venues, restaurants, and retail. With major tenants like Live Nation and Cosm confirmed, the district is fast becoming one of the Southeast’s premier hubs for live entertainment and dining. Centennial Yards Company, created by CIM Group, serves as the project’s owner and master developer.

Other nearby attractions include the revitalized South Downtown and Underground Atlanta, the historic and arts-driven Castleberry Hill district, top-tier Georgia universities and major tourist destinations like the Georgia Aquarium, World of Coca-Cola and the National Center for Civil and Human Rights — all contributing to a walkable urban experience in Downtown Atlanta.
