Kilpatrick Renews 148,000-square-foot Lease at 1100 Peachtree in Midtown Atlanta

JLL and Spear Street Capital (Spear Street) today announced that Kilpatrick Townsend & Stockton LLP(Kilpatrick) has renewed its 148,000-square-foot lease at 1100 Peachtree, reinforcing its decades-long presence in Midtown by recommitting to a term of 15 years. Cushman & Wakefield Executive Directors Sam Hollis, John Izard and Ken Ashley and Senior Director Christian Taylor represented Kilpatrick in the transaction. JLL Executive Managing Director Brooke Dewey and Vice President Alexis Vondersaar lead leasing for 1100 Peachtree on behalf of Spear Street.

Spear Street acquired the 28-story, 584,066-square-foot tower in May 2025, recognizing the opportunity to add value to the asset through strategic capital improvements. A $14 million lobby renovation delivered in June, introducing upgraded finishes, expanded soft seating, collaborative work zones and curated artwork. Construction is underway on a full refresh of the building’s conference center and fitness center, with completion scheduled for Q1 2026. Fogarty Finger’s Atlanta design team was engaged for the building’s redesign and modernizations. 1100 Peachtree is currently 76% leased, supported by its walkability and connectivity to Midtown.

Spear Street is also enhancing 1100 Peachtree’s street-level experience with new food and beverage concepts. Dos Cominos, a vibrant Mexico City-inspired concept from New York City, will open in January 2026. Paris Baguette, the globally recognized bakery café, will open later in 2026, bringing fresh pastries, gourmet sandwiches and craft beverages to tenants and the surrounding Midtown community.

According to JLL’s Q3 2025 Atlanta Office Report, the market continued to gain momentum last quarter, recording 348,000 square feet of positive net absorption and marking the second consecutive quarter of occupancy growth. As demonstrated by Kilpatrick’s long-term renewal, tenants continue to seek premium and highly amenitized office environments. With a limited development pipeline, Atlanta’s office market is positioned for continued growth as companies prioritize modern, well-located workplace environments.
