Affordable Housing Feature: Swinerton Renovates Local Affordable Community

Swinerton Builders (Swinerton), an industryleading commercial general contractor with offices nationwide, announces its latest affordable housing project with Mercy Housing Southeast, a regional division of Mercy Housing, the nation’s largest affordable housing organization. The $11.2 million renovation of Renaissance at Park Place, located in the Amal Heights neighborhood of South Atlanta, began last month, and all 100 units are now undergoing a full upgrade. The project is expected to be completed spring 2027.
“Mercy Housing’s mission is to offer equitable access to housing while treating its residents with dignity, compassion and respect,” explains Roya Vermillion, director of preconstruction, Swinerton’s Atlanta division. “The opportunity to provide affordable housing, particularly for the vulnerable senior population, is one we are honored to take on. This renovation enhances life safety, accessibility and overall resident comfort through a comprehensive modernization of Renaissance Park’s interior spaces along with a bit of exterior updates as well.”
Swinerton serves as the general contractor that included preconstruction services. The company is also deploying its self-perform workers and craftspeople for demolition, installation of drywall; framing; doors, fixtures and hardware; casing and trim; cabinets and bathroom hardware. Atlanta-based architect Foley Design Associates designed the renovation.
Originally built in 2003, Renaissance at Park Place is located at 240 Amal Drive Southwest in Atlanta. The age-restricted, four-story building offers 100 one- and two-bedroom units for residents over the age of 55. The scope of renovations includes:
- new flooring and paint
- cabinet and countertop replacement
- window replacements
- unit door replacements
- plumbing fixture replacements and upgrades
- HVAC improvements
- electrical and lighting upgrades
- fire alarm and sprinkler system maintenance
- new appliances and window treatments
- unit adaptations for FHA compliance
Renovations are also on the way for the building’s common areas, bringing fresh finishes and a modern look throughout. The community room and kitchen will receive new countertops, cabinets and appliances, while the community restrooms will be transformed with new fixtures, lighting, flooring and a full interior redesign. Plans continue with new paint, flooring, lighting, windows and plumbing in the community laundry room. The in-house salon will receive new sinks and mirrors, and the library will be refreshed with new built-in shelving to better serve residents. Exterior upgrades include the asphalt mill and overlay of the 63,801-square-foot parking lot, repouring six concrete handicap spaces, and modernizing the existing gazebo with upgraded lighting.
“This is not our first collaboration with Mercy Housing,” adds Vermillion. Most recently, Swinerton completed a LEED Gold-certified community center named The Hub as part of Sunnydale Hope SF in Visitacion Valley, Calif. The center is a two-story, 30,000-square-foot, mass timber facility that features a teaching kitchen, study areas, living room and space for social events, workshops and classes. Swinerton also is providing preconstruction and construction services for Mercy Housing’s Transbay Block 2 East Family Building in San Francisco, a 100-percent affordable housing project with GreenPoint Rated (GPR) standards. On track for a 2026 completion, the 17-story building includes 184 residential units, a 6,243-square-foot childcare center and nearly 2,000 square feet of retail space. To date, Swinerton has completed 13 projects spanning nearly 600,000 square feet on behalf of Mercy Housing.
