Marcus & Millichap (NYSE: MMI), a leading commercial real estate brokerage firm specializing in investment sales, financing, research and advisory services, announced today the sale of a 30,600-square-foot shopping center shadow anchored by a Walmart Supercenter in Cedartown, Georgia. The property sold for $5,340,000.
“We were proud to deliver our seller a mid-7% cap rate,” said Eric Abbott, director investments. “Cedartown has a population of about 10,000, but the property is well positioned next to Walmart and across from a Publix-anchored development.”
Abbott and Zach Taylor, investment specialists in Marcus & Millichap’s Atlanta office, represented the seller, a private local investor, in the transaction.
Located at 1583 Rome Highway on a 5.39-acre site, the fully leased shopping center is occupied by 11 tenants, including Dollar Tree, AT&T, Cato, Shoe Show, Little Caesars and Amedisys. The property has an average tenant tenure of more than 12 years and has undergone recent capital improvements, including a new parking lot, LED lighting, landscaping upgrades and a new monument sign.
The center is adjacent to the area’s only Walmart Supercenter within a 16-mile radius, which was recently renovated. Cedartown is located approximately 70 miles northwest of downtown Atlanta.
